1. Information on the construction project

1.1. General description:

The plaster moulding shop of the Berlin State Museums is located at Sophie-Charlotten-Straße 17-18 in Berlin-Charlottenburg. The property is owned by SPK.

The 4,771 m² site includes an existing building that was built 1889 - 1891 according to plans by Royal Agricultural Inspector Johannes Merzenich for the purposes of plaster moulding and a two-storey model hall from the 1960s.

Existing building:

The five-storey main building (including basement) consists of a front building and two side wings. Various reconstructions and installations have left their mark in the listed building over the course of history. The historic use and construction of the house collide in many places with today's requirements of fire and occupational safety, sustainability and barrier-free construction. Some components are exposed to moisture and pollutants. Building services, especially in the area of sanitary and electrical engineering, are completely out of the way.

The employees of the plaster moulding shop work with hazardous substances. Many historical forms are stored on old shelves, which are partially overlaid and overloaded.

Local network station:

In the basement of the main building, there is a medium-voltage network station with an oil transformer of around 50 years old. As part of the planned construction work, the station must be relocated within the building.

District heating:

A main district heating street of the company Vattenfall runs diagonally across the property. Branches to supply neighbouring buildings partly lead through the basement of the plaster moulding plant. Before the planned construction measures for the expansion of the plaster moulding plant, the route on the property must be relocated by Vattenfall.

Feasibility study+IT construction:

As part of a feasibility study (as of 09/2019), an overall concept was created for the plaster moulding plant property. In addition, there is an extensive IT construction (as of 03/20021).

On the western part of the property, the edge of the block between two adjacent gables is to be closed by a new building. The intention is to connect the old and new buildings on the northern property line with another building. According to requirements planning by the SMB, this is intended to achieve a total usable area of 7,530 m² (excluding other usable area a, model 6: NF 7a).

ES construction is already based on several concepts and expert reports (e.g. a visitor concept, an operator concept with a description of the operating procedures, a concept for barrier-free construction, a safety concept, a waste concept, an expert opinion on vibration management, positioning sketches, room requirements sheets, building services concepts, hazard and explosion protection assessment). The aim is to realize the project from a low-tech point of view and taking sustainability into account. A low-tech report, the energy requirements specification and concrete target agreements for the sustainable construction assessment system (BNB, certification goal: silver for new buildings and outdoor facilities, appropriate application for old buildings) are also available.

The BIM methodology will be used for the construction measures (Building Information Modeling, 3D BIM Lph. 2.3, 5 and 3D BIM as-built Lph. 8).

An open architectural competition is currently being held. A competition for open spaces and art will follow.

Others:

Archaeological excavations are planned in the courtyard area. Existing historical foundations should be documented before civil engineering works are carried out. The soil on the property was classified as hazardous waste (>Z2).

ES-Bau also includes the temporary relocation of collection objects during ongoing operation of the plaster moulding plant, depending on the progress of construction.

Construction stages:

Construction is expected to take place in several construction phases. In essence, these are:

a) early construction measures, such as the preparation of the technical areas in the old building basement, the relocation of the district heating road, the archaeological inventory, the provisional upgrading of the historical passage, the demolition of the model hall

b) Construction of the new building

c) Complete renovation of old building
