The task includes the realization of a master plan for Birkeparken with renovation and conversion of 249 homes, the establishment of new arrival areas, new gate reviews, etc., as well as renovation and new establishment of outdoor areas. Birkeparken is located as part of the Odense district of Vollsmose, which is why the department is subject to the development plan for Vollsmose.

Prior to the tender, the Contracting Entity has had a comprehensive project proposal made with a view to rebuilding, demolishing and renovating Birkeparken. In the project proposal, special emphasis has been placed on ensuring that the finished building has a modern and beautiful appearance, made in a good quality so that Birkeparken retains its value in the future while limiting operating and maintenance costs. It is not the intention that the architecture of the project proposal is essentially challenged by the tenderers.

The construction includes new interior design, the establishment of new kitchens and bathrooms, installation of new doors and windows, renovation of facades, installation of new facades, demolition, establishment of new stair and elevator towers, establishment of new common areas, establishment of new ventilation systems and new installations in buildings and terrain as well as new outdoor areas. For further specification of the assignment, please refer to the project-specific performance specification attached to the Turnkey Contract as Appendix 6.

The gross floor area (BBR) is a total of about 40,500 m2, excluding basement areas.

On the basis of the project proposal, and in cooperation with the Contracting Entity, the winning tenderer must complete and subsequently carry out the master plan for Birkeparken.

The winning bidder must submit a fully turnkey building that meets the functional and design requirements of the tender documents.

Construction must be certified DGNB to minimum DGNB silver, and must meet the requirements of BR18 at least.

The contract concluded on the basis of this tender will be subject to the Contracting Entity obtaining a final grant agreement on the basis of an approved Form B application in accordance with the rules of the General Housing Act (LBKG no. 1278 of 18 November 2015) and the Grant Order (BEK. no. 1226 of 14 December 2011). The final aid commitment is expected in June 2023.
