The city of Marktheidenfeld is planning to expand the primary school on the Ludwigstrasse 29 site. For this purpose, buildings E+F are to be demolished and rebuilt with the following room program:
- 9 classrooms
- 7 group rooms
- Adjacent and administrative rooms
- Rooms for the open all-day area
- canteen
A site plan with the identification of the buildings is attached.
The room program of the replacement new building includes 9 classrooms, 7 group rooms as well as additional and administrative rooms and rooms for an open all-day area.
The cafeteria's room program provides space for at least 160 children.
A new 3-storey solid construction is planned.
The construction work takes place while school operations are running in parallel.
Other special features: e.g.
- confined plot/limited possibilities for construction site equipment/
- Student safety must be ensured
- Interim measures may be necessary (depending on planning)
The total costs (KG 200 — 700) are assumed to be approximately €11.6 million gross based on cost benchmarks.

Note:
With the entry into force of the new version of the HOAI 2021 on January 1, 2021, the binding to minimum and maximum rates is lifted. The fee tables of the HOAI 2021 show orientation values.
The fee is based on the agreement that the contracting parties make in writing.
The Client points out that, in accordance with Section 7 of the HOAI, a fee higher or lower than the orientation values specified in the royalties of the HOAI can be agreed. Unless an agreement has been made, the respective basic allowances for the basic services shall be deemed agreed.
The subject of the proceedings is the planning of buildings and interiors
(Architectural service HOAI 2021 part 3, section 1, §§ 34 ff):
Ascontracting the basic services of the service phases 3 to 9
- Step-by-step commissioning, initially only level 2 with LPH 3+4, further intended with level 3 with LPH 5-7 and level 4 with LPH 8+9
- including related special services
- further levels according to contract model (according to HAV-KOM)
Special services:
- Participation in funding procedures (level 2) and preparation of where-used list (level 3+4) (the respective application is made by the AG itself)
- Preparation of escape and rescue plans and fire service plans
The commissioning of the basic and special services is intended in accordance with the provision of funding and financial resources.
There is no legal entitlement to the commissioning, as well as the commissioning of further levels or special services.
Planning services have already been provided according to HOAI property planning, see LPH 1+2 (pre-planning).
It is assumed that the target finding phase is complete according to BGB.
