The city of Ellwangen is planning the general renovation (including partial demolition and extension) of the school buildings and the Kübelesbuckhalle in Rindelbach.

The basic services of the work phases 1 - 9 in plant group 1 as well as 1 - 3 and 5 - 9 in plant groups 2, 3 and 8 (HLS) of the service profile Technical Equipment (HLS) according to § 55 Abs. 1 HOAI i.V.m. Anl. 15 Point 15.1.

Furthermore, as a special service, the supervision of the remedy of defects in performance phase 9 is commissioned.
The buildings of the Rindelbach school and the Kübelesbuckhalle are to be comprehensively renovated. Part of the task are the following buildings:

- Primary school building (GS) incl. music hall, built in 1960
- former Hauptschulgebäude (HS), built in 1967
- Kübelesbuckhalle (KBH), built in 1967, reconstruction and extension in 2003

In recent decades, various selective renovation and refurbishment measures have been carried out on the buildings. According to the current state of knowledge, the focus of the upcoming general renovation is on the following measures:

In addition, the buildings must be adapted to future space requirements. This space requirement of the school is as follows:

- 13-15 classrooms, 2-3 differentiation rooms, 1 multifunctional room for primary and Konrad-Biesalski-Schule together (The Konrad-Biesalski-Schule, which uses part of the rooms in the Rindelbach school, is a state-approved special education and counselling centre (SBBZ) with a focus on physical and motor development.)
- Common administrative rooms such as staff room and secretariat for both schools
- All-day rooms such as canteen and distribution kitchen.

Since the complete space program can probably not be accommodated in the existing building stock, an extension can be assumed.

There is no development plan for parcel 379/3, on which the school buildings and the hall are located. The property is therefore to be classified under building law according to § 34 BauGB (indoor area).

The construction project is to be implemented over several construction phases. Interim buildings should be avoided as far as possible by meaningful construction phases. Should smaller interim buildings nevertheless become necessary during the construction period, they should be able to be moved to a new, final location on the building site for later reuse.

The commissioning of the architectural and engineering services will take place in August 2023, immediately afterwards planning will begin. The design and approval planning must be completed by December 2024, the grant application for the funding will be submitted in January 2025. In the first half of 2025, the implementation planning and tendering should take place, so that construction can begin in autumn 2025. Due to the section-by-section processing, a construction period of 3 to 5 years is expected.

The total costs of the measure are likely to be just under EUR 13 million gross (KG 200-700). However, this is a first, extremely rough estimate. The actual costs also depend on the concrete planning. For the comparability of the offers, however, the costs of the enclosed cost estimate are assumed.
