General planning services for demolition and new construction of a school building of the primary school Pestalozzistraße in Laatzen-Mitte.

From today's perspective, the existing primary school Pestalozzistraße no longer meets the requirements and must be changed structurally and conceptually. A feasibility and cost-effectiveness study resulted in the decision to demolish the 70s school building, including the structural connection to the extension. This is from the 90s and should be preserved. The single-field sports hall on the school property and the associated sports field are to be dismantled. The new school, sports hall and sports field building as well as the schoolyard are to be built in a contemporary manner and with a new pedagogical concept. The aspects of inclusion must be taken into account indoors and outdoors.

The client intends to award services of the performance profiles buildings and interiors (§ 34 HOAI), structural design (§ 51 HOAI), technical equipment (§ 55 HOAI), building physics (§ 3 Abs. 1 HOAI, Annex 1), outdoor facilities (§ 39 HOAI) as well as demolition planning to a contractor (general planner) with step-by-step commissioning. The contractual provisions applicable to the provision of services result from the general planning contract (Part C). Based on an "openBIM", all planning contents must be carried out in 3D, with the possibility of transferring them to a CAF system with a common interface (IFC). The planning services in the service description of object planning buildings and interiors (§ 34 HOAI) also include the planning of furnishings and equipment, in particular the permanently installed and loose furniture (cost groups 611, 612 and 619 according to DIN 276).
