Specialist planner TGA
In the course of the modernization of the Integrated Comprehensive School Kelsterbach ("IGS"), the city of Kelsterbach is tendering for the necessary specialist planning services for building services (technical building equipment including services for electrical, HLS, separation of drinking and extinguishing water). In detail, the following MEP services are required:
- heating
- Ventilation/MSR (ventilation systems and refrigeration systems VRV heat pump systems)
- Sanitary: sewage, water and gas systems as well as cold water network and conversion of the heat pump
- Electrical engineering: renewal of the BMZ and renewal of the safety light central battery unit
- Sprinkler/separation of drinking and extinguishing water (further trades are needed here: including ventilation engineers and electricians as well as drywall builders for fire protection work)
The following areas of the IGS have already been renovated:
-Natural Sciences (NaWi) / EG
-Cluster 1 / 1.OG
-Cluster 2 / 1st floor incl. new ventilation system roof
-Step hall / ground floor incl. 1st floor (extends over 2 floors)
In the next few years, the following areas will have to be renovated, for which (according to previous / preliminary planning) the formation of the following sections is conceivable:
1st section (summer holidays 2023, if possible): Cluster 3 incl. staircase / 1st floor and T30 door system (separation of drinking and extinguishing water pipe) as well as Cluster 4 (from a technical point of view it makes sense and is necessary to renovate both clusters including staircase in one section); Eligible costs for this 1st section: approx. 2.4 million net (= KG 700; § 56 HOAI Fee Zone III)
2nd section (= all other sections; these are to be continuously replanned depending on the duration of the construction project): in the best case, this 2. section in 2024 will be carried out again during the summer holidays; The administration area (foyer main entrance incl. school administration / ground floor) and the polytechnic area should then be modernized. Eligible costs for this 2nd section: approx. 3.1 million net (= KG 700; § 56 HOAI Fee Zone III)
3rd and last section could then be the teacher's area (ground floor incl. teacher's room and adjacent music area) and the basement incl. social area (from a technical point of view it makes sense and is necessary to renovate these areas in one section). Eligible costs for this 3rd section: approx. 3.5 million net (= KG 700; § 56 HOAI Fee Zone III)
However, the task of the specialist planner will initially be to check the plausibility of the planned sections structurally and technically. Therefore, it is not yet possible to define the above sections exactly. However, all of the above planning services for all unrenovated areas will be put out to tender using the local procurement procedure. These planning services are then called up in sections by the city of Kelsterbach. Construction is scheduled to start in summer 2023. The concept of further modernization work in the IGS is to be successively implemented with the planner from 2023. The rehabilitation of the individual areas/sections must be carried out during the ongoing operation of the IGS. Due to its scope, a uniform complete renovation is not possible during school operation. Therefore, the 1st section for the building services office to be commissioned will be the continuation of the last modernization.
As a special service (already in the context of service phase 1), an inventory of the building services including BMA of the entire area (including canteen, library and Baugéhalle) is to be created. In view of the current development of the energy market, the specialist planner to be commissioned should use the highest possible proportion of renewable energy sources. This also includes dismantling the two existing gas condensing boilers (Viessmann and Weishaupt) and supplementing an energy supply system tailored to an energy renovation concept (rough costs: approx. € 100,000). Due to the suspended ceilings, partial services of the object planning building (= KG 300) are also necessary.
