The client is planning a renovation in certain areas of use of the planning property - Castle Fordglauchau. This call for tenders concerns package of measures 1, which consists of the following sub-projects:
- SP 1.1 Repairs to the retaining wall in the courtyard of the castle in Fordglauchau;
- SP 1.2 Basic expansion of the Fordglauchau courtyard including media renewal;
- SP 1.3 Renovation of the facade, Fordglauchau;
- SP 1.4 Establishing accessibility / erecting a lift and adapting the outdoor system;
- TP 1.5 Redesign of the old stables for the gallery “(south wing, Fordglauchau).
The contractors are required to find solutions that, due to a limited budget, only focus on building measures that are necessary for the safety of the users and that also extend the necessary supply of the property with the necessary technical systems and ensure that the property is easily accessible.
The simplest possible execution in the planning and implementation by the contractor is to be taken as a basis. The interior design and equipment is largely carried out by the client. The use of the property must be observed and guaranteed during the construction period. This means that the construction work is carried out during ongoing operations. The basics for the lighting concept of the AG must be taken into account.
The planning services in all sub-projects should be carried out parallel to one another, since the intended measures are linked in terms of content. The interfaces between trades and their chronological sequence should take place across all sub-projects. For this reason, every specialist planner should offer all sub-projects in his offer. In particular, the client attaches great importance to the fact that the planners work on all sub-projects at the same time. The implementation and billing of the measure must be guaranteed by the contractor by mid-2025 due to the funding conditions.
The subject of the planned assignments are the following planning services for building planning (lot 1), structural engineering (lot 2), electrical engineering planning (lot 3), building technology planning (lot 4), planning of outdoor facilities (lot 5).
Each bidder can submit several offers (one main offer per lot). Ancillary offers are not permitted. Further description can be found in the tender documents.
Building planning servicesSP 1.1 - the building planner is expected to provide solutions for the renovation and repair of the retaining wall for the bear kennel in close cooperation with the monument protection authority of the Zwickau district. Based on the HOAI 2021 Annex 12.2 object list, it concerns engineering structures - group 7 support structures with anchoring or non-anchored support structures with difficult ground, load or terrain conditions. Accordingly, the fee is to be determined in accordance with Section 44 HOAI 2021.
SP 1.2 - when the facade is drained, the building planner is not able to handle it, as is the design of the overall picture of the inner courtyard in front of the village. The atmosphere in the outside space must correspond to the character of the castle - this is where the cooperation with the outdoor facility planner is required. Architectural services in accordance with HOAI 2021 §§ 34, 35 required. The surface of the inner courtyard also needs to be modernized. The site should be remodeled and rainwater should be quickly drained away and barrier-free access should be enabled.
Media renewal in the outdoor area and the facade lighting must be established.
SP 1.3 - the facade renovation of the castle building is exclusively the work of the building planner or architect in close cooperation with the monument protection authority. Accordingly, the fee is to be determined in accordance with Section 35 HOAI 2021. The involvement of a qualified conservationist is recommended.
TP 1.4 - In the course of an elevator implementation, he is responsible for the tender for the elevator system and ensures the structural requirements / connections, etc., at the system. In addition, it provides the structural requirements for the techn. Access systems for building entry, in coordination with the technical building services planning, safe. The building planner takes on the coordination with the monument protection authority of the district of Zwickau, observes the implementation of the fire protection requirements. Architectural services in accordance with HOAI 2021 §§ 34, 35 expected.
SP 1.5 - The contractor, building planner, works out the solutions for securing, repairing and renewing the property. Here, creative planning skills are required in connection with the historical building fabric and modern flexible use. The architect is responsible for implementing the fire protection concept.
Structural engineering servicesThe basic services of structural planning according to HOAI, Part 4, Section 1, LPH 1-6, §§ 49 - 52 and Appendix 14 are to be provided by the contractor within the framework of the stages described above. Planning of electrical engineeringSP 1.2 - when renewing the media lines in the inner courtyard of Fordglauchau Castle, planning for power connections to the stage and dealer stands should be ensured. The exterior lighting and safety lighting for escape and rescue routes must be ensured, the lightning protection must be upgraded (ring earthing). Separate ELT circuits for light and sound should be purchased. ELT planning services in accordance with HOAI 2021 §§ 55, 56 required for plant groups 4 and 5.
SP 1.4 - In the course of acquiring accessibility, an elevator is being planned on the outer wall of the south wing. ELT planning services in accordance with HOAI 2021 §§ 55, 56 for system groups 6 as well as the connection to the lightning protection system expected.

Building technology planning servicesSP 1.2 - when renewing the media lines in the inner courtyard of Fordglauchau Castle, the planning for water connections for the annual markets should be ensured. HLS planning services in accordance with HOAI 2021 §§ 55, 56 required for plant groups 1, 2 and 3. In this sub-project, the planning of the technical systems outdoors must be taken into account. The media lines in the outside area of the inner courtyard of Fordglauchau Castle must be planned and monitored, optional installation of gas lines (minimum coverage and minimum distances). As a result, the KG 540 are also included.
SP 1.4 - new sewer pipes, connection to existing pipes, adaptation of existing heating and water pipes in the construction area of outdoor facilities.
SP 1.5 - A new multi-purpose room with an exhibition platform is being created here. In this context, the HLS planner is requested to offer suitable modern heating / ventilation. A toilet and a small kitchen should be planned for the users. In the course of building technology planning, the client attaches particular importance to a long-term, efficient heating concept with the premise of minimal effort for the client in terms of investment costs. The separation of energy generation and distribution must be made clearly with the aim of clearly differentiating and accounting for the different usage units with regard to recording operating costs. As part of the planning services, the measuring concept of the measuring service must be coordinated and integrated.
The contractor must provide the services according to HOAI, Part 4, Section 2 from LP 1 to LP 4 and LP 5 to LP 8 (two-stage), Sections 53-56 and Annex 15.1 and 15.2, investment groups 1 - 3.
