Property description:

The Federal Chancellery is a building complex in Willy-Brand-Str. 1 in Berlin Tiergarten. It consists of a line building and flanking office wings north and south. The line building has 9 above-ground levels.

The building complex has 340 offices. There are 524 employees here. The building was designed by the architect Axel Schultes. It has been in operation since 2001.

The measures should be carried out with as little disruption as possible during ongoing building operation, which takes place throughout the year. Here, the requirements of the Federal Chancellery must be taken into account. For work in the Federal Chancellery, the Arbeitsschutzmerkblatt 01 must be observed.

The object can be visited before bidding after registration, at least 3 days in advance.

The roof of the management building is located at a height of 36 m and is accessible through a maintenance opening. The line building is classified as a high-rise building and is subject to special fire protection requirements.

On the roof there are numerous home technical installations.

Project duration: Start of Lph 3 mid-2019, handover to the user in mid-2021

Object planning services for buildings according to § 33 ff HOAI, Lph 3 and Lph 5-9 are to be carried out.

There is a gradual allocation of benefits. However, there is no legal claim to the transfer of all benefits.

Task:

In the run-up to the planning, a concept and a cost estimate were drawn up. The inventory was examined with the help of component openings and inventory documents.

An essential part of the commissioning is the planning of the site logistics and the necessary scaffolding and lifting tools and protective measures. From the concept, a preferred variant has already emerged.

The entire roof structure is to be dismantled as part of the renovation measures to the raw ceiling. The insulation and sealing materials may possibly contain pollutants. The existing flaps, lids and Attikableche should be used again if possible. The penetrations must be renewed in coordination with the building services. The demolition measures must be done as far as possible low noise and dust. The removal can only take place via the scaffold tower.

The thermal insulation and the seal must be rescheduled and executed according to the current standard. To this end, the changed requirements of the ENEV must be observed and implemented.

The sealing joints have to be redesigned and made DIN-compliant, respecting the existing architectural design.

The processes and emergency processes must be re-planned and dimensioned according to today's standards.

In the original design, a tile covering was planned for the entire roof. This should now be implemented.

The openings in the roof surfaces should be permanently protected with stainless steel mesh. The existing protection concept must be checked and, if necessary, adapted to today's requirements.

The lightning protection system must be dismantled and reassembled after the refurbishment.
