Omsorgsbygg Oslo KF (OBY) shall develop and construct a new garden town for persons with dementia in Hovinveien 4-6; Dronning Ingrids Hage.

The plan is to demolish the existing nursing home and construct a garden town with 130 nursing home places, with a usable area of up to 15 000 m2.

To ensure good solutions, satisfied users and the best possible utilisation of competence, the contracting authority would like to prepare a preliminary project in cooperation with the contractor. This phase shall try to optimise the project as regards quality, solutions and cost. Particular emphasis will be put on developing the project with a design that is specially adapted for persons with dementia and that has innovative and practical solutions for welfare and smart house technology in cooperation with the users.

The project, thus, consists of 4 phases.
