New construction of two residential buildings with 16 residential units each in Karlstadt Project planning Buildings and interiors - Architectural services

In the “Affordable Housing” area, the city of Karlstadt is planning to build 2 buildings with 16 residential units each at Stationsweg 30 and 32 in Karlstadt.

At Stationsweg 28, the new construction of a 12-family residential building has already been completed.

In the course of budget planning for the renovation of further apartment blocks, the renovation effort in station routes 32 and 30 was examined. As a result, a new building is more economical than renovating the existing multi-family dwellings.

The existing building on Stationsweg 32 is to be demolished and erected on the property at a new location. 16 new residential units are to be built.

Building 30 is then to be demolished and repositioned.

Both buildings should contain the following apartment sizes:

4 units 4 - room apartment of 90,00m²

6 units 3 - room apartment of 75.00 m²

5 units 2 — room apartment of 50.00 m²

1 unit 1 — room apartment of 40.00 m²

Particular emphasis is placed on:

- ecological and sustainable construction/ preferably regional materials

- Sustainability/economic efficiency/durability/low operating and maintenance costs

- Heat insulation/ sound insulation/ fire protection/ accessibility

- The design should be based on the already built residential complex (Stationsweg 28).

The Stationsweg 32 residential building and the subsequent residential block Stationsweg 30 are intended to blend in such a way that an inner courtyard with creative meeting space is created.

The residential buildings are to be realized with the help of the “Municipal Housing Promotion Program (KommWfP)” of the Free State of Bavaria.

No planning services according to HOAI property planning have yet been performed.

The costs of KG 200-700 according to DIN 276 are estimated at approximately €3.6 million gross per apartment block. The total costs therefore amount to approximately €7.2 million.

The subject of the proceedings is the planning of buildings and interiors

(Architectural work HOAI 2021 part 3, section 1, §§ 34 ff) for the buildings at Stationsweg 30 and 32:

- Gradual commissioning of the basic services of service phases 1 to 9

- For now, only level 1 with LPH 1+2 including associated special services

- further levels according to contract model (according to HAV-KOM)

Special services:

- Participation in funding procedures (level 1+2) and initial work where-used list (level 3+4)

(The respective application is made by the client himself)

- Establishment of a fire protection concept/fire protection certificate (level 1+2) that can be approved and advice on the implementation (further stages) based on AHO No. 17

A statement on application/agreement according to HOAI § 11 contract for several properties is expected.

The demolition of buildings is not part of the architectural services.

The assignment is intended in accordance with the provision of funds and funding commitment.

There is no legal entitlement to the commissioning, as well as the commissioning of further levels or special services.

No planning services according to HOAI property planning have yet been performed.

It is assumed that the target finding phase is complete according to BGB.

Note:

With the entry into force of the new version of HOAI 2021 on January 1, 2021, the obligation to minimum and maximum rates has been removed. The fee tables of HOAI 2021 show orientation values. The fee is based on the agreement that the contracting parties make in writing.

The Client points out that, in accordance with Section 7 of the HOAI, a fee higher or lower than the orientation values specified in the royalties of the HOAI can be agreed. Unless an agreement has been made, the respective basic allowances for the basic services shall be deemed agreed.
