An extension building in passive house style is currently being built on the site. The new building will house the departments, employees from the container located on the site, parts of offices from the old building and offices from branch offices. The vacant areas in the old building now offer the opportunity to check which forms of use will be suitable for the tasks of a modern administration in the future in terms of customer orientation, flexibility, mobility, capacity, digitalisation and security requirements.
In the first step, concepts are to be developed as to how the subsequent renovation of the entire building can be carried out in construction phases. In doing so, it is not only necessary to examine different office concepts and alternatively to present them, taking into account the corresponding costs. As part of the planning process, it is particularly important to examine how the staff can be relocated or relocated. The renovation must take place during ongoing operations. Therefore, on the one hand, structural and building services concepts must be drawn up as to how the renovation can be carried out in phases without disrupting ongoing operations. Logistical planning such as relocation, etc. is also part of the planning task.
On the other hand, a proportionate, cost-effective solution should also be found from an economic point of view.
Due to the complexity of the planning challenges, only planning costs are initially estimated. The measure will be implemented in a second step. For this reason, planners are first sought for service phases 1 - 2 in accordance with § 34 HOAI, the client then reserves the option to commission the planner with service phase 3 in accordance with § 34 HOAI. In the event that service phase 3 is commissioned, the Client also reserves the option of subsequently commissioning the planner with service phases 4 to 9 in accordance with § 34 HOAI.
