The district of Aschaffenburg intends to renovate the administration building in Merlostraße in Aschaffenburg.
The building was built in the first decade of the 20th century and expanded in 1982.
The following are planned:
1. Energy-efficient refurbishment
e.g. new exterior windows with 3-fold glazing, sun protection systems, interior and exterior insulation work, new installation of a heat generator powered by renewable energy, new building management systems, LED luminaires in existing buildings
2. Brandschutzertüchtigung
e.g. T30-RS door systems, electrical installation for BS doors, fire alarm system, fire bulkheads, preparation of fire protection plans
3. Renovation
including demolition and gutting work, scaffolding, shell construction, interior plastering, painting and drywall work, tile / floor covering work, locking system with electronic closure, replacement of all heating bodies, renewal of all sanitary objects incl. connection cables, single room ventilation in windowless rooms, electrical installation

Note:
With the entry into force of the new version of the HOAI 2021 on January 1, 2021, the binding to minimum and maximum rates is lifted. The fee tables of the HOAI 2021 show orientation values.
The fee is based on the agreement that the contracting parties make in writing.
The Client points out that, in accordance with § 7 HOAI, a higher or lower fee than the orientation values specified in the HONO charts of the HOAI can be agreed. Unless an agreement has been made, the respective basic allowances for the basic services shall be deemed agreed.
The subject of the proceedings is the planning of buildings and interiors
(Architectural service HOAI 2021 part 3, section 1, §§ 34 ff):
Ordered the basic services of the service phases 1 to 9
- Gradual assignment, initially only level 1 with LPH 1 + 2, further intended with level 2 with LPH 3 + 4, level 3 with LPH 5 — 7 and level 4 with LPH 8 + 9
- including related special services
- further levels according to contract model (according to HAV-KOM)
Special services:
- Contribute to funding procedures (level 1+2) and additional work where-used list (level 3+4) (the respective application is made by the client himself)
- Support of fire protection in the planning and execution phase including the creation of a fire protection concept / proof of approval for the building application
- Planning creation exclusively in 3D model
The commissioning of the basic and special services is intended in accordance with the provision of funding and financial resources.
There is no legal entitlement to the commissioning, as well as the commissioning of further levels or special services.
No planning services according to HOAI Objektplanung Gebäude und Innenräume have yet been provided.
It is assumed that the target finding phase is complete according to BGB.

4. Enlargement
Expansion of the basement as a basement office to create 6 more jobs.
e.g. new window openings with light trenches for sufficient exposure
Points 1 – 4 are implemented at the same time. Possible funding programmes are applied for.
According to an initial rough cost calculation (without planning basis), the preliminary renovation costs amount to approx. € 4.0 million gross.
