The city of Laupheim plans to expand the existing industrial area of Laupheim-Ost to enable the establishment and expansion of commercial operations.
It is necessary to draw up a development plan, as there is as yet no planning right on the planned areas.
In the course of drawing up the development plan, an engineer for civil engineering is sought, who will handle the traffic facilities and the technical equipment such. B. plans the water supply and drainage within the commercial area. The project is to be implemented in several construction phases and divided into 2 specialist lots.
The reason for drawing up the development plan "Laupheim-Ost II industrial area, part 1" is the need to expand commercial operations. Since there are no commercial building sites available for the project, the existing Laupheim-Ost industrial estate is to be expanded to the south. This also enables other traders to relocate, relocate or expand.
The aim is to develop a well-connected commercial area that allows flexible use. This can create an offer for smaller or larger commercial companies. The good traffic connection is intended to prevent an additional burden on the city center.
On the basis of the information already available, a first development plan was drawn up. This plans an area of around 15.6 hectares (see annex to the scope of application) and should serve as a starting point for starting the development plan procedure.
Approx. 12,500 m of it
The plan concept provides for access to the existing roundabout on K 7582 and Ludwig-Bölkow-Straße. The selected development system will enable the area to be further developed over the existing roads in the future.
There are already pedestrian and cycle paths around the planned area that are to be continued, so that pedestrians can easily reach them or access them.
On the subject of local public transport (public transport), a stop in the planning area is checked as part of the further planning and incorporated if necessary. This is important for the reduction of motorized individual transport (MIV) in the planning area and in the context of the city as a whole.
The eligible costs (KG 300 and 400) of the total measure (engineering services and transport facilities) are estimated at EUR 4 750 000, approx. EUR 2 500 000 for the transport installation, approx. EUR 2 250 000 for the engineering structure.
