The project involves the construction of the new business headquarters on the premises of Stadtwerke Leipzig GmbH "Campus Südost". The building as a rectangular structure with a courtyard, full basement, GFA of the building total approx. 12,400 m². Number of floors ground floor to 2nd floor as full storeys. The 3rd floor as a partial floor with flat roofs. The building is founded about 6.50 m deep with a WU construction (base plate as well as outer walls). Four staircases and three elevator systems are used to access the respective floors. On the outer façade facing the inner courtyard are continuous, protruding balconies in front of the 1st and 2nd floor.

The subject of the Functional Service Description (hereinafter FLB) "Building construction work, shell construction and building envelope dense" is the creation of a closed building envelope consisting of the main trades shell construction, the roofing work as well as the façade work of facades / windows / door elements including sun protection and the outdoor railings on courtyard balconies, summarized as "building construction". The interior fittings are awarded in separate procurement procedures and are not part of this FLB.
The construction project "New construction of a business center Campus Southeast" is located in Leipzig. The client is Stadtwerke Leipzig GmbH. The entire building must meet the KfW Efficiency House 40 standard. All plans and specifications of this FLB are coordinated in accordance with this requirement. In the case of plant and assembly planning as well as building physics evidence (e.B. in the case of facades, etc.), this requirement is always a part of the processing to be complied with by the Contractor for all construction areas.
Costs arising from the points listed below are to be taken into account in the corresponding service sections/trades, unless they are ancillary services.

The General Technical Preliminary Remarks (ATV) on the individual performance areas/titles (if necessary) are preceded by the respective course sections.
The submission of two or more, technically different, main offers is permitted.
Bauablaufplan
With the offer, a construction schedule / coordination of the trades to be carried out among each other for the entire building construction with the required construction times and milestones for e.B the completion of the basement, the completion of the respective floor slabs and roof coverings as well as the roof covering and the completion of the façade must be completed.
To coordinate the follow-up trades, the milestone/date "Building tight" must be specified in the construction schedule. On this date, the Client intends to start the assembly services with other contractors (for the technical building equipment). This applies, for example:
- Installation of routes and pipes of water, sewage, heating and ventilation systems
- Alignments for the laying of cables
- Floor and wall coating work in the rooms of the central building services
- Installation of load-bearing systems in vertical shafts
The services are provided in the basement as well as in vertical shafts.
