Description:
General renovation of the primary and secondary school in Tutzing, object planning for buildings and interiors

The municipality of Tutzing intends the general renovation of the primary and secondary school Tutzing. The buildings to be renovated, consisting of the building of the middle school and the historic, "Old Schoolhouse" with former teachers' residence, are located on an entire campus in the center of the municipality of Tutzing in the immediate vicinity of the town hall and church. The building complex also includes a gymnasium with swimming pool and a primary school building, as well as the open spaces as break areas, as well as parking facilities for the teaching staff and the school buses. The cubature of the two renovation buildings comprises a volume of approx. 24,616 m³.

The secondary school building will be completely gutted, but the load-bearing building fabric – ceilings, pillars, beams, parapet elements of the outer walls – will also be preserved for reasons of sustainability. As part of this tender, property planning services for buildings and interiors are to be awarded in accordance with § 34 (1) HOAI.

Due to fire protection and the merger of two schoolyards, the building on the ground floor is moved away from the historic schoolhouse by one building axis. Among other things, a covered playground area is created. On the ground floor, a canteen area with cold kitchen and dining area is being built (common area also for all-day school). Currently, 154 students are taught in the middle school and 256 students in the primary school. There are currently 410 students on the school campus. Of these, about 200 students will have a lunchtime together. In addition to the canteen and dining area, a large meeting room will be set up on the ground floor of the middle school building as a teachers' conference room. This large conference room can also be converted into a music room and examination room. The number of classrooms increases from 8 classrooms to 12 classrooms due to the number of students. For this reason, the specified space requirement is exceeded by approx. 172 m².

The room sizes of the individual classrooms and function rooms are determined by the static system of the existing skeleton construction and built based on the original room sizes. After the reconstruction of the ground floor of the middle school building is used as a canteen, dining area, break area and conference area, the current administration rooms have to be relocated from the ground floor of the middle school building to the historic, old school building.

The listed, historic, old schoolhouse will therefore be used for middle school use in the future. The administrative complex with teacher rooms, teaching aids rooms, secretariat and office of the school management is being created in the school building, as a campus center and central building, but also future-oriented rooms, which include 2 large computer rooms and the learning workshop. The old schoolhouse can be reached via the main entrance, with orientation to the schoolyard, but also barrier-free via a bridge to the middle school building.

For the planning of this project, the corresponding object planning services for buildings and interiors, HOAI service phases 1 to 4 have already been awarded, but only with regard to the planning services for the building of the middle school. The planning services for the campus, i.e. in particular for the primary school, the "Alte Schule" and the gymnasium, were not the subject of the planning contract awarded. For this reason, the following services are now to be awarded on the basis of the existing planning results for the middle school, in particular the design and approval planning:

- Object planning for buildings and interiors, work phases 1 to 4 inclusive, with regard to the primary school, the "old school" and the gymnasium;

- if necessary (optional): repetition of the object planning for buildings and interiors, work phases 1 to 4 inclusive, with regard to the already existing planning results for the middle school;

- Object planning for buildings and interiors, work phases 5 to 9 inclusive, with regard to the entire campus, in particular consisting of the middle school, the primary school, the "old" school and the gymnasium.

The planning assignment for the middle school has ended because services were no longer called up after the HOAI performance phase 4.

The specialist planning services for ELT, HLS and supporting structure are awarded analogously to the object planning services at issue in the proceedings.

For the realization of the construction project, the municipality of Tutzing has also commissioned a business manager with all necessary general contractor services, including commercial and financial support. The business manager performs in his own name and for his own account and provides all planning and construction services as well as project management and financing services required for the implementation of the project on the basis of an agency contract.
