Object planning services Buildings according to §§ 34 ff. HOAI 2013; Lph 6-9, phased commissioning:
New construction of a residential complex with 2 buildings "Südliche Oberwiesenfeld 1. BA" with approx. 400 apartments, 2 Kita's, 2 500 sqm commercial units as well as an underground car park at Schwere Reiter Straße in Munich for Stadibau GmbH.
In 2010, the urban development competition for the establishment of the Olympic Village, as well as the Media Village, hosted by the LH Munich and the State of Bavaria, took place.
For the area northwest of the Schwere Reiter Street and northeast of the Emma-your-street in the Munich district of Neuhausen-Nymphenburg is currently the existing development plan (development plan with green regulations No. 2053a), based on the designs of the then competition winner, changed.
There is to be a modern and green residential district with about 680 public servants apartments, which connects the city with the northern Olympic Park. The development plan provides for this 4 bars buildings with an underground car park, 3 day-care centers, as well as some areas for (small) trade.
The planners are commissioned in parallel to the B-plan creation.
Subject of the contract is the object planning building (Lph 6-9) for the southern area of the zoning plan area.
The Stadibau is the owner of the 1st construction section and is subject to corresponding funding guidelines according to the EOF, Munich Model or KMB.
The VgV procedure only covers the southern part of the development plan area (1st construction phase) with buildings 1 and 2 with a total of up to 400 residential units, 2 integrated day-care centers, and approx. 2 500 m
The two new buildings (buildings 1 and 2) can be planned up to 8 storeys (ground floor + 7 upper floors). The gross floor area including basement and underground parking amounts to a total of about 45 500 m
The buildings are to be built in solid construction or brick construction largely without ETICS. The use of sustainable building materials as well as low-maintenance constructions is an essential design feature of our new building plans. The buildings on Schwer-Reiter-Straße are heavily affected by noise; An appropriate housing orientation, as well as facade and ventilation concepts are a central part of the planning.
If possible, the energy standard should be selected in such a way that a KfW Efficiency House 55 or better can be achieved. The buildings currently on the site are being dismantled. The demolition and the construction site clearance are not the subject of the order.
