Property planning services for buildings in accordance with Part 3, Section 1 HOAI, service phases 1-8 in the course of the implementation of space requirements planning at the Kirchhain primary school
The district of Marburg-Biedenkopf is located in central Hesse and is characterized by a low mountain range landscape with large forests and the Lahn, which runs through the district from west to southeast.
In the eastern central area of the district lies the middle center Kirchhain with currently about 16,250 inhabitants spread over 13 districts, of which the core city Kirchhain with about 8,300 inhabitants forms the largest area.
The Kirchhain primary school is a 4-class primary school, which is currently attended by about 360 pupils in grades one to four as well as a so-called preparatory class and two preparatory courses and is taught by about 30 teachers.
The three school buildings located in the northern part of the site, which are arranged parallel to each other as individual, elongated structures, are accessed via individual entrances and connected to each other by an external arcade. Most students enter the school grounds from the north via Pestalozzistraße.
In the south, another single-storey building is arranged, which mainly contains rooms for care.
House 1 (building 31.001) of the Kirchhain primary school is a 4-storey school building (ground floor to 3rd floor), which underwent a fundamental renovation in 2011 with funds from the special investment programme of the state of Hesse and received structured cabling with funds from the DigitalPakt Schule. Currently, the administration with secretariat and school management office on the ground floor and classrooms on the upper floors are housed there.
Houses 2 (building 31,004, 4-storey with basement, basement to 2nd floor) and 3 (building 31,006, 3-storey, ground floor to 2nd floor) are from the 1950s and partially renovated. In anticipation of a planned project planning of a redevelopment measure, a requirements plan was prepared by the planning and consulting office H3, Dipl.-Ing. (FH) Sascha Buurmann, Ebsdorfergrund. Due to the inclusion of differentiation rooms, adaptations of the room structures to the pedagogical concept with learning clusters and the requirements for the whole day, significant interventions in the existing structure are necessary, which come up to a partial replacement building to present the spatial and functional program.
With the present planning task, the existing space requirements planning is to be implemented on the school grounds (Kirchhain district, corridor 4, parcel 7/1). The requirement to be observed here is the preservation of house 1 and its northwestern extension (buildings 31.008 and 31.001), whereby conversions to adapt the necessary room structures are expressly permitted.
The result is 4 room clusters with classrooms and differentiation rooms and a common center for the individual grades, an administrative area and common areas such as auditorium, library, canteen, etc. to realize. The extent to which the existing school buildings "House 2" (Building 31.004), "Building 3" (Building 031.006) and "Care" (Building 31.007) or their adjacent connecting buildings (Building 31.002 and 31.005) are to be preserved, converted or replaced for the implementation of the space requirements planning is the responsibility of the task associated with the present procedure for the proposed solution (see Part B, Section I.).
In addition, the following key data must be adhered to during planning and implementation support:
• Potential replacement buildings are to be planned/built in accordance with the passive house standard without certification (including participation in the management of the planning tool "PHPP")
• Implementation of the requirements for the whole day
• Creation of an entrance situation and a common center of the school campus
• Einzuhaltendes Gesamtprojektbudget 10.5 million ugly €
• Participate in the planning for the outsourcing of students (in whole or in part)
• Federal funding for the expansion of all-day care is being sought. This is intended to achieve partial financing, which requires a special documentation obligation for the planning services.
• A favorable A/V ratio is to be sought and the traffic areas are to be kept low
The spatial and functional programme to be used as a basis for the measure in question provides for the following areas:
• A total of 4 learning clusters, each with 4 classrooms, 2 differentiation rooms, team room, cloakroom, sanitary area for students and common center. Total area per cluster approx. 560 m² NF.
• 1 learning cluster for the support area with pre-class, pre-course room, language class, team room, cloakroom, sanitary area for pupils and common centre. Total area approx. 321 m² NF
• Administration area with the following room program and total area of approx. 493 m² NF
o Secretariat
o Offices for school management, deputy school management, school social work, caretaker
o Meeting room, relaxation room and parents' consultation room
o Material room, workroom, meeting place and kitchenette for teachers
o Rooms for copiers, textbooks, warehouses, janitorial warehouses, medical services and archives
o Toilet areas for teachers and visitors
• Specialist rooms for music, crafts and art, each with approx. 70 m² NF, some with adjoining warehouse
• Auditorium with foyer, vestibule, chair storage, sanitary areas and leisure/multi-purpose room. Total area approx. 538 m² NF
• Serving kitchen with canteen (possibly as part of the auditorium) and corresponding ancillary rooms, designed for approx. 320 portions in 2 to 3 shifts. Total area approx. 80 m² NF + Mensa
• The teaching kitchen listed in the results presentation "Phase 0" of the planning and consulting office H3, Ebsdorfergrund is not part of the measure
• Library with game library. Total area approx. 130 m² NF
• Toilet facilities and replacement areas barrier-free. So far, the school does not have an elevator system for any of its school buildings.
