Planning services for TGA-ELT (basic services), plant groups 4 (high-voltage systems), 5 (telecommunications and information technology systems), 6 fire transport systems) as well as – if necessary – plant groups 7 (use-specific and process systems) and 8 (building automation) in accordance with §§ 53 et seq. in conjunction with Annex 15, item 15.1 HOAI (as amended in 2021) via LPH 1-9 plus HOAI Special services for the conversion of the 9/45 buildings on the Schwabing hospital site into a school for the sick and a daycare center with a children's arts center.

On 29.07.2015, as part of the decision of the Städtisches Klinikum München GmbH (MüK) to implement the redevelopment, the administration was instructed to develop a reuse concept for medical-related uses for the areas of the clinic locations that would become available.

The reuse concept for the Schwabing site was approved by the city council on 13.12.2017.

The overarching goal of the overall planning and the project is the conversion of houses 9/45 for school for the sick and daycare center in accordance with City Council Resolution No. 20-26 / V06768 of July 26, 2022 (public meeting). In addition to houses 9/45, the surrounding open spaces are also included in accordance with the planning plan.

The planning scope of the subject matter of the contract includes the houses 9/45 on the site of the Klinikum Schwabing (currently Flst. 764/9, district Schwabing) including open spaces.

The total area of the planning area is about 5,540 m².

The gross floor area including basement of the buildings is approx. 5,100 m² and 180 m² respectively.

The floor heights in the main building house 9 are approx. 4.75 m (basement), approx. 4.00 m (ground floor), 3.80 m (1st floor) and 3.00 m (2nd floor / attic). Part 45 of the building is a single-storey pavilion with a basement. The buildings are listed as historical monuments.

According to § 53 ff in Verb. with Appendix 15, No. 15.1, HOAI (as amended in 2021) in fee zones II and partly with HZ I or III and eligible costs totalling € 2,350,000 net (electrical).

Basic services are the LPH 1 to 9 incl. Special services (service phase 4 is omitted). However, a step-by-step retrieval is planned. Therefore, for the time being, only Lph 1 and Lph 2 are commissioned. The results are incorporated into the LHM's project mandate and submitted to the city council for decision-making. Lph 3 -9 can only be commissioned after the project order has been approved by the city council.
