The Balg Clinic in Baden‐Baden was built between 1974 and 1976. The spatial structure and the technical facilities largely correspond to the time of construction. Since 2016, the existing structures, especially fire protection, have been successively upgraded. So far, approximately € 2.2 million has been invested in this measure.

The overall project comprises four planning packages (property planning, TGA AG 1+2+7, TGA AG 3, TGA AG 4+5 - each with separate award procedures)

- Planning services for the refurbishment of existing buildings

- Planning services for refurbishment during ongoing operations,

- The remediation areas are divided into clusters. The enclosed cluster matrix shows which cluster is in which planning stage.

The main necessary measures are:

- division of the building structure into open-plan areas ‐ restructuring,

- Creation of necessary corridors through appropriately qualified walls and ceilings,

- New installation and replacement of smoke and fire compartment doors,

- make shafts fire-resistant,

- Fire water supply will be completely rebuilt,

- Ventilation must be divided in accordance with the BSK and necessary motorized flaps must be installed. It should be noted that the majority of the motorized flaps have already been replaced and coordination with the existing contractor is required for the planning and installation of the other flaps,

- Encapsulation of electrical distributions in necessary corridors.

- Dealing with pollution

- Participation in the application for funding and the proof of use

The tender is based on these points and works along the fire protection concept with the aim of having rebuilt all defective areas in accordance with the structural necessities.

Service phases 1 - 9 + special services (e.g. inventory, participation in funding application, monitoring of defects)

The object planning services are called up by the client in stages in the form of up to nine contract stages and per cluster. With the award, the client transfers to the contractor the planning services (basic and special services) of the first contract stage, which includes the basic services and special services of service level 1 ("basic determination") as well as service phase 2 ("preliminary planning") of the aforementioned service profile in accordance with §§ 55 f. HOAI 2021 for clusters L, A, 4 and 6. Optionally, the client can then also transfer the basic and special services of the other above-mentioned service phases in whole or in part for the other clusters in whole or in part. The client can also skip individual stages or call up several stages in parallel. The content and scope of the contractual services are defined in detail, in particular in the engineering contract, in the service description and in the cluster matrix.
