Window and carpentry work

In the "Waldstadt II" district, the balconies of three prefabricated residential buildings with a total of 100 apartments with 6 different types of apartments, as well as different apartment sizes and floor plans are to be renewed and a shell renovation is to be carried out. The work of the façade or envelope renovation includes the replacement of the windows and doors. In addition, the entrance and balcony porches will be renewed. The houses were built in 1979.

It is assumed that the buildings are basically the prefabricated construction type IW 75 P. In the prefabricated building type IW 75 P, the gable walls have a three-shell structure (load-bearing shell / insulation / weather shell). The other walls are monolithic in the existing building. The buildings were constructed using prefabricated concrete construction.

The construction work is to be carried out in an inhabited state. One-bedroom apartments will be temporarily vacated as part of the renewal of the heating lines. Due to the planned construction project, conversion and adaptation measures will be carried out in inhabited apartments.

The existing development was built from precast concrete elements. When working on the shell, damage to the existing reinforcement must be prevented. The floor slabs are prestressed concrete slabs. Damage to the existing load-bearing structure must be prevented. Any interventions in the ceilings and walls must be coordinated in advance with the (test) structural engineer. In addition, it should be noted that in the area of the floor slabs, all drilling may only be carried out with proof of the position of the tendons of the slabs and in coordination with the structural engineer. The location of the position of the tendons can be e.g. via cable detectors. Auxiliary constructions for bridging must be carried out if necessary.
