The client is carrying out the renovation and expansion of the Königsstraße European School in Herne. This is a three-course elementary school in the district of Eickel built in 1974 and includes a sports hall as a separate building.

This measure includes a new extension for the OGS area with a gross floor area of around 1,000 m2, the façade renovation of the existing building with large-scale replacement of the existing wooden windows, the renovation of the flat roof surfaces, painting and flooring work, the renovation of toilet facilities and the renovation of the drinking water and heating network. In addition, conversions are planned to create accessibility based on DIN 18040. Furthermore, the electrical installation is to be renewed and the IT networking in the school building is to be created or expanded.

The work must be planned and carried out in such a way that the construction work can be carried out during ongoing school operations. The interests of the pupils and the teaching staff must be taken into account as far as possible with regard to the function of the building.

The subject of this tender is the basic services of the service profile technical building equipment according to §§ 53 ff. HOAI of service phases 5 to 8 as well as optionally the service phase 9. Work phases 1 to 4 have already been completed. AEOI and BAP are available and only need to be modified if necessary.

With regard to the two renovations and the extension of three properties, the client may assume that it is in accordance with § 11 HOAI and estimates the eligible costs in each case as follows:

The client expects the bidders to assess the applicability of § 11 HOAI.

The client wants the project to be carried out according to a suitable BIM standard. The plan is to revise a client information request (AEOI) and a BIM execution plan between the client and the planners involved, which has already been drawn up, together and, if necessary, in order to arrive at a BIM standard tailored to the project.

However, the present contract is intended to include special services that have already been established with regard to the implementation of the project according to a suitable BIM standard. If, on the basis of the client information requirement (AEOI) or the BIM execution plan, further services become necessary for the implementation of the BIM standard suitable for the project that go beyond the basic services, it is planned to ensure this by commissioning special services. In this respect, it is specifically envisaged that the task of the BIM manager will be performed by the object planner.
