Planning and construction of a primary school based on a functional description of services (FLB).
The subject of the task is the turnkey construction of a primary school on the property "Lackmanns Hof", 44629 Herne acc. Drawings (see Annex AI and A.II. to FLB).
The new building is a three-storey cubic structure.
The building can be realized with various structural systems, but only a solid construction is shown in the documents as masonry construction in mixed construction.
The following additional construction methods of the shell are possible:
1. Solid construction as a pure concrete structure,
2. Precast construction or partial precast construction, element construction,
3. Modular construction in steel or wood construction,
The external appearance (facades / window partitions, drainage system, covered and uncovered steel stairs (bracket construction), additions and roof structure / ventilation and air conditioning systems, extensive green roof) remain unchanged. Inner surfaces remain unchanged.
These features are specified in the service description and must be taken into account when submitting the offer. The building including development is to be realized up to 1.0 m in front of the envelope line of the external dimensions, so that the on-site specialist planning of landscape architecture and all responsible suppliers can connect.
The external dimensions and parameters are only to be understood as estimates, as the construction can trigger changes:
1.External dimensions building: 19.34 mx 54.42 m + 3.35 m bracket,
2. Gross floor area (GFA) area a: approx. 3 130 m
3. Gross volume (BRI) area a: approx. 11 775 m

It is a primary school that must be implemented in accordance with the school building guidelines, workplace guidelines and all relevant DIN regulations, DGUV and all recognized rules of technology. This applies to all trades, even if no individual DIN regulations are mentioned here.
The building is a modern school building with high demands on the structure, fire protection, building technology and architecture.
The ground floor includes rooms for administration, the multi-purpose room, workshop rooms for cooking, music and handicraft classes, rooms for building technology as well as a separate kitchen wing with the associated social and technical rooms and connection to the multi-purpose room (food counter).
The two upper floors contain classrooms as well as staff, storage, sanitary and ancillary rooms.
The first floor includes 4 classrooms, 2 group rooms, 2 differentiation rooms and 2 staff rooms.
The 2nd floor includes 4 classrooms, 2 group rooms, 4 differentiation rooms and 3 staff rooms.
The space program attached to the FLB must be implemented by the bidder unchanged with at least the same usable space.
The services offered also include planning services for LPH 3-8 according to HOAI. This means that qualified planners and experts must be involved in the implementation (architect, surveyor, structural engineer, fire protection expert, building physicist / room acoustics, specialist planner HLS / E, kitchen planner).
The contractor's scope of services includes all services in accordance with the plan of the service limits (Annex AI1.12.
