On the site of the former Scholtz barracks Haar 148, 24539 Neumünster, the construction of a commercial building with a kitchen and two dining rooms, 1.5 full storeys (without basement) in solid construction is planned. The usable area is approximately 1,600 m

Architecturally, the building is to be integrated into the property, consisting of barracks buildings and new buildings. Coordination with the responsible authorities, including the city of Neumünster, must be carried out during planning.
Accessibility is to be implemented in accordance with DIN 18040-1, preventive fire protection must be structurally ensured, and system fire protection must be reduced to a minimum.
Deviations and compensation must be avoided in all areas.
When planning the building, the focus is on low life cycle costs. Primarily through a low absolute energy consumption, durable materials and low cleaning effort.
The buildings on the property are supplied via district heating. In addition to the current EnEV and the EEWärmeG, the Energy Transition and Climate Protection Act SH (EWKG) must be observed. The EWKG requires new buildings to be 30% below the EnEV requirements.

The client reserves the right to award only a part of the basic services from the aforementioned service profiles in accordance with the attached specific performance obligations. The allocation of planning services acc. HOAI is gradual. The first stage comprises work phases 1 to 3.
The following procedure is carried out:
In phase 1, applicants submit the application for participation with the required evidence. The requests to participate will be checked and the number of admitted applicants will be limited.
In phase 2, the admitted applicants will be asked to negotiate.
The contracting authority reserves the right to award the contract on the basis of the original offers without conducting negotiations, see IV.1.5
