Building 19:
The building dimensions of building 19 LxW are approx. 29 x 45m and thus result in a floor area of 1260m². The building height varies and is about 3.90m high in the single-storey areas and 8.00m to 9.40m high in the two-storey areas. Building 19 is a connecting building between Building 10 and Building 20. This part of the building has been rebuilt /modified in various years (construction phases with additional storeys in steel construction). The building consists of three floors:
- Garagengeschoss
- Basisgeschoss
- Ground floor
On the garage floor there are warehouses and technical rooms. On the base floor, part of the office units (Novatec) is to be retained. Here only minor conversions, as well as a new exit into the open air are planned. In addition, two multifunctional rooms are to be created and access to the canteen, which is located in building 10. Two large training rooms are to be built on the ground floor. The main entrance in building 19/20 is to be redesigned. The canopy to the main entrance is to be demolished and the glazing of the main entrance is to be renewed. A handicapped-accessible toilet is to be built and the existing sanitary core is to be renovated.
Essentially, the building services are being renewed. Only the old radiators are to be preserved. The façade is to be preserved as far as possible.
Construction 20:
The floor area of building 20 is about 2000 m². The building has a courtyard with a floor area of approx. 470m². The basement serves as a garage with about 117 parking spaces and has a floor area of about 4200 m² including ramp to the underground car park. Building 20 and building 19 are accessed via two staircase cores, each with an elevator, which are located in building 20. The building consists of five floors:

- 1.Obergeschoss
- 2.Obergeschoss
Basisgeschoss:
On the base floor of building 20, a medical service is planned as a tenant, which is located in the northern part of the building. In this part, the walls are largely preserved. The wall elements and existing louvre ceilings should be opened and the insulation containing KMF removed. After that, the wall elements and ceiling slats are to be cleaned and then reassembled. A small rental unit adjacent to the medical service is to be trained. An office space is to be created in the southern part of Building 20.
Ground floor:
On the ground floor of Building 20, the training of the municipal utilities is to be accommodated. Workshops for IT and electrical engineering are provided here, as well as classrooms and ancillary rooms, such as.B master's offices, storage rooms and changing rooms.
1st floor:
On the upper floor, two large rental units are to be built, which can be expanded to up to four rental units. Open-plan offices are planned, as well as ancillary rooms in the central floor zone and other meeting rooms on the façade.
2.Obergeschoss:
A large rental unit is to be built on the 2nd floor. In the southern part of the 2nd floor there is a seminar room which is to be largely preserved. This rental area can also be expanded into up to four rental areas.
Access - cores and lift landings:
The staircase cores contain the sanitary areas for building 20. Here, toilets for women and men are provided in sufficient numbers for the respective rental areas. The lift landings, which are part of the cores and the development, are to be redesigned. In the lift landings, the threading of the ventilation / technology takes place. The old elevator shaft is to function as a new technical shaft.
Schedule:
The chronological sequence of the construction project is divided into 5 construction phases. The aim of the chronological sequence is to always be able to use a functioning core with sanitary facilities. During the conversion phase, there will be tenants in the building who urgently need the sanitary cores.
Renewal of building automation according to DIN 18368.
Renovation of buildings 19 (2 floors) and 20 (4 floors) with an office space of approx. 8,500 m².
Renewal of a control system consisting of approx. 700 DP incl. connection to the existing BMS from Siemens Desigo CC.
