General planning service for the rehabilitation of the Hofapotheke in Schwetzingen.

The refurbishment of the Hofapotheke requires a general planner.

The main building is to be renovated and reconstructed in accordance with the provisions of the National Monument Regulations so that it can be used as an administrative building with office space and possibly with a meeting room. The existing pharmacy facility in Pattere is to receive. A new use (eg: Bürgerserviceeinrichtung) and the design of the space must be aligned with the existing pharmacy facility. The shed is to be renovated and partially repaired for seasonal use. For all renovation, reconstruction and repair work, the relevant building regulations and environmental protection requirements as well as the rules of technology must be observed.

In order to determine how far the main building and the Remise can be used for administrative rooms, a feasibility study was created. From this study, the initial costs for a renovation and conversion amounting to 2 200 000, EUR including VAT come from. This amount corresponds to the maximum financial budget that is available. This amount includes all planning, legal advisory, expert, surveying, appraisal, building historical investigation, structural analysis, earthquake resistance proof, fire protection concept and fire protection expert costs. Also included are the construction costs (including the costs for the energy improvements, the buildings Hebelstr. 1,3 and 7, the costs for spare office space and the uniform locking system.

Further information can be found in the project description which accompanies the tender documents. As the first draft for the achievement picture the fee forms are provided with. These are not to be submitted for Level I, but merely serve as information on which services are likely to be provided. They are completed in Stage II.

To submit the declaration of participation, the application form must be used. This is enclosed with the tender documents. Here the requests are described in detail.

The winner of the 2-step process will be determined at the end of level 2. The contract is expected to be awarded in November 2019.

According to the current state of affairs, the general planning service to be provided is to be phased in stages for the LPH 1 bsi 3, Lph. 4, Lph. 5 to 7 and Lph. 8 to 9 are commissioned.

For the rehabilitation of the Hofapotheke a general planner is required. The following services are to be covered: object planning, structural engineering, building services planning (equipment group 1 to 8), thermal building physics (thermal insulation) and energy balancing, building physics (building and room acoustics) and other higher-level services. In order to give a detailed overview of the planned services, the drafting documents are accompanied by a draft of the fee forms. These are NOT to be submitted in stage I. They are completed in Stage II.

The total costs (KG 300 to 700) amount to approx. € 1.85 million net according to an initial estimate.

It is intended to gradually commission the awarding of the general planner services and the necessary planner services:

- Level 1: HOAI work phases 1-3 including the additional services required outside the HOAI,

- Level 2: HOAI performance phase 4, including the additional services required outside the HOAI,

- Level 3: HOAI service phases 5-7 including the additional services required outside the HOAI,

- Level 4: HOAI work phases 8-9 including the additional services required outside the HOAI.

With the commissioning, the call of level 1 takes place. A claim to the commissioning of further performance levels does not exist.
