Structural engineering for the new construction of a daycare center
The object of the construction project is the construction of a new childcare facility on the property still to be divided with the plot number 2950 in Lerlachstraße, Zellingen district. The area of approx. 3,000m² is not subject to a development plan. However, the land use plan provides for educational institutions. The exact measurement is still taking place.
North-west of the property is a sports area of the middle school adjacent to the north. To the south-east runs the Lerlachstraße, through which the property is developed. Adjacent to the road north-east and south-west are further green and sports areas. In the planning, it must be taken into account that a possible later expansion to the north-west as well as to the north-east is possible. There is no provision for an extension in the form of an increase. The existing access road and the trees and shrubs on the north-eastern boundary of the property are to be preserved.
An open-concept facility is planned for about 130-140 children of kindergarten and crèche age. The demand planning with regard to the exact number of places as well as the proportion of crèches is being coordinated. After completion, including all outdoor facilities, the groups will move from the old St. Georg building to the new building.
The aim is to create a compact structure with an optimised envelope surface in a classic design. The shape of the roof should be based on the surroundings. Decision criteria are: functionality, financial feasibility, energy efficiency and, in particular, low maintenance costs. High complexity must be avoided with technical installations. The old tree population is to be preserved as far as possible.
The client intends to apply for public funding. The planning must then be optimized.
