This procedure concerns LOTS 2, 3 and 4 of a global works contract in 5 lots for the construction of an office and laboratory building in the Aeropole business park.

These three lots are defined as follows:

LOT 2: Special HVAC - Sanitary Techniques

LOT 3: Special techniques - electricity

LOT 4 : Parachèvements

Lot 5: SURROUNDINGS will be put out to tender at a later date in accordance with the schedule set out in point 4 of these special specifications.

The contract relating to LOT 1: Structural work closed - Pilot company was notified on October 27 to the company SM BEMAT-MOURY, located rue du Rond-Point, 243 in 6060 Gilly with start of construction on December 5, 2022.

The successful bidder for LOT 1 will ensure coordination through a coordination fee.

The descriptions of the common posts provided for under LOT 1 – Pilot company are attached for information as an annex to the technical clauses of each of the lots.

The client's primary wish is to provide its customers with L1, L2 and GMP type laboratories as well as offices linked to these labs, multipurpose spaces and commercial areas.

The purpose of the building will be to welcome and host entities active in the field of biotechnology, engineering sciences and sustainable development.

The project, starting from this primary objective, proposes a solution that highlights volumes through a contemporary aesthetic.

The building, located along Avenue Georges Lemaître on the Charleroi cadastered plot 23 DIV Gosselies/ B295a2, is composed of 4 entities and will have a parking of +/- 300 spaces on two levels partially buried.

The execution times of the overall contract are:

For LOT 1 not concerned by this procedure: Structural work closed – Pilot Lot: 920 calendar days.

For the lots concerned by this contract:

For LOT 2: Special HVAC techniques – Sanitary: 800 calendar days

For LOT 3: Electrical installations: 800 calendar days

For LOT 4: Completions: 800 calendar days

For LOT 5 not concerned by this procedure: Approaches 740 calendar days

The deadlines for lots 2, 3, 4 and 5 are included in the time limit for lot 1.

The overall deadline of 920 calendar days includes all the work of the different lots. Nevertheless, the contracting authority will take possession of the premises of block D (Axis A to G) 90 calendar days before the end of this period. That is 830 calendar days after the start of the project for lot 1 and 710 calendar days for lots 2, 3 and 4.

For the taking possession of this part of the building, the contracting authority will establish an inventory with the company. The cost of this is to be included in item A.0 site installation.
