Planning and monitoring services according to HOAI performance profile Structural planning for the change of use and restoration of the station building in Torgelow in accordance with monument regulations
The station building with its extension is a cityscape-defining and listed building owned by the city of Torgelow.
It is a partial basement, 3-storey building with a 1-storey extension in a typical construction period.
The load-bearing walls are masonry.
The ceiling above KG is solid (steel beams and concrete/reinforced concrete). The remaining corners are wooden beam ceilings with insertion.
The roof construction is carpenter-like.
The immediately adjacent platform will continue to be used for railway operations.
Due to vacancy in the last 7 years and a massive maintenance backlog, there are significant damage to the building fabric in some cases.
Office use with different users and public traffic is planned.
The services are to be offered on the basis of the HOAI. For the preparation of the offer, (preliminary) creditable construction costs of € 820,000.00 net are to be assumed.
A step-by-step assignment is planned, whereby initially only the work phases 1 to 3 are to be commissioned.
