Tender 23/428 - Recovery and redevelopment works of real estate units, public and sports spaces in Campolo and in the rural complex of the Palagio in the Municipality of Grizzana Morandi (BO)

Projects for the recovery and redevelopment of real estate units, public and sports spaces in Campolo and in the rural complex of Palagio divided into the following 7 lots: Intervention A1 – in Località Campolo 38/n, – Fraz. Campolo; Intervention A2 – Via Campolo 20-21-23 – Fraz. Campolo; Intervention A3 – Via Campolo 35 and Casa Orazio, Via Campolo 15-16 – Fraz. Campolo; Intervention A4 – via Campolo 6 and Villa Carboni, via Campolo – Poggio 52/g – Fraz. Campolo; Intervention C1 – Fraz. Campolo;

Intervention C2 – via Campolo – Poggio – Fraz. Campolo; Intervention B2 – Borgo Palagio - Via Ponte Palagio 47-48-49 - Frazione Ponte

Lot 1 - A1 - Recovery of a building now used as a pizzeria/recreation room/accommodation to be redeveloped and used as a hostel type structure and civic and personal services in Campolo 38/n

Energy efficiency works and revision of the layout with the reorganization of spaces and vertical connections, with interventions on the envelope and systems, structural of a local nature, global renovation of the balconies and other elements of façade qualification, finishing. Arrangement of the area of relevance with the creation of paved and green areas.

A2 - Recovery of 4 vacant real estate units, to be redeveloped and used as refreshment bars, mini-apartments, rooms for rent in via Campolo 20-21-23

Revision of the layout with integration and reorganization of the floor plan of the 4 units and energy efficiency. Partial interventions on the envelope and on the systems, structural of a local nature, finishing, partial restoration of the exposed stone facades.

A3 - Recovery of 3 vacant real estate units, to be redeveloped and used as mini-housing via campolo 15-16-35

Revision of the layout of two building blocks located at the two ends of the historic street of the village, with integration and reorganization of the layout of the units and energy efficiency. Interventions on the envelope and on the systems, structural of a local nature, finishing, restoration of exposed stone facades and demolition and reconstruction in shape of structural volumes that are now collapsing

A4 - Recovery of 9 real estate units to be used as guest quarters for summer school students and artists in temporary residence and recovery of a villa adjacent to the sports fields

Energy efficiency works and revision of the layout of 3 blocks of 3 terraced apartments with integration of the spaces on the lower floor now used as garages. Interventions on the envelope and on the systems including installation of photovoltaic panels on the roof, structural of a local nature, finishing. Arrangement of the areas of relevance aimed only at pedestrian and cycle paths and creation of a parking area for vehicles in the grassy area at the entrance of the complex. Partial energy efficiency works of a semi-detached villa adjacent to the sports fields with interventions on the envelope.

C1 - Overall redevelopment of the public spaces of the village of Campolo

Overall repaving of the historic road and the square/parking lot with renovation of the underground service networks, regulation of surface water collection and outflow, creation of stone-paved areas, renovation of public lighting fixtures, preparation of pedestrian shelters and public transport stops.

C2 - Redevelopment of sports spaces in Campolo

Repaving of 2 playgrounds now in an advanced state of decay, installation of play and gymnastic equipment, preparation of pergola and rest area, partial renovation of the lighting network with compliance of the electrical system.

B2 - Redevelopment and partial re-functionalization of the rural complex of Palagio

Redevelopment and partial re-functionalization of the rural complex of the Palagio to be used as: the headquarters of the House of Arts (classrooms, rehearsal rooms, engraving room) and the School of Construction and Restoration, accommodation, reception spaces and services, warehouses. Recovery of 4 buildings in the complex (rural building, Villa Adua, Villa Anita, warehouse) through structural works, energy efficiency and revision of the layout with the reorganization of spaces and vertical connections, interventions on the envelope and systems. Rural building: construction of support spaces for the House of Music on the ground floor and accommodation and educational spaces on the first floor. Villa Adua: overall structural recovery (including attic and roof) with complete functionalization (building and systems) of the ground floor only for reception spaces, offices, toilets. Villa Anita: structural renovation of the attic and the roof and predisposition for two apartments. Warehouse: construction of the House of Music with a control/recording room and a room for events related to recording and musical performances. Partial arrangement of the outdoor areas to ensure general accessibility to the complex and its redevelopment in the context.
