Technical planning of technical equipment according to § 55 HOAI, plant groups 4+5, phases 1-9, special services, step-by-step commissioning
The Hanseatic City of Lübeck plans to fundamentally renovate and modernize the school buildings of the Johanneum zu Lübeck grammar school. The aim of the measure is to create a modern, economically and ecologically sustainable school location while preserving the historically grown structures, which meets the requirements of monument protection as well as the spatial-functional, educational, building regulations and technical requirements of a contemporary grammar school. It is the special challenge of the planning task to handle the historic building fabric carefully and to secure its building fabric sustainably and at the same time to modernize the technical infrastructure according to the current state of the art and to activate existing space resources in order to meet today's pedagogical tasks and objectives and also to enable new learning concepts.
Both the building ensemble of the Johanneum zu Lübeck and the individual buildings are listed buildings and are part of the UNESCO World Heritage Lübeck Old Town. The building ensemble consists mainly of three school buildings and two sports halls. The sports halls, as well as the equipment of the specialist rooms, are not part of this measure.
The necessary renovation and modernization needs are to be determined, planned and implemented in sections during ongoing school operations. Therefore, in consultation with the other specialist planners, the client and the user, suitable construction phases must be defined that enable continuous implementation of the renovation measures both constructively and technically as well as from the point of view of building use. In this context, necessary section protection and, if necessary, intermediate construction conditions and their securing must also be planned.
Due to the known deficiencies and user requirements, the following tasks arise:
• Repair of structural defects
• Renovation of the listed building fabric
• Schadstoffsanierung.
• Building physics and energy upgrading.
• Improvement of room acoustics.
• Adaptation of structural and technical fire protection.
• Renewal / repair of the technical building equipment: electrical installation and electrical systems, lighting, sanitary facilities, drinking water, adaptation of lightning protection
• Adaptation IT / infrastructure.
• Activation of space resources (compartments).
• Expansion of land reserves.
• Reorganization / spatial-functional adaptation and resulting conversion measures
• Planning and execution of interim measures
• Redesign of the schoolyard
• Relocation of the fire brigade access road to Dr. Julius-Leber-Straße
The costs for KG 300 are estimated at approx. € 10,700,000 net and for KG 400 at approx. € 4,850,000 net. The above-mentioned total costs are to be understood as upper limits to which the services in all service phases must be aligned.
For this purpose, offices are invited to participate in the competition that cover the range of services for technical planning in accordance with § 55 HOAI, plant groups 4+5 and have implemented similar measures in the past.
The following procedure is carried out:
In phase 1, potential applicants are invited to participate and submit the application with the required evidence.
In phase 2, the requests to participate will be checked and the number of admitted applicants will be limited.
Phase 2 applicants will be invited to negotiate separately.
The allocation of planning services acc. HOAI is gradual.
