The municipality of Margetshöchheim is currently carrying out a general renovation of the primary and secondary school with gymnasium. This will be renovated over various construction phases. Construction phase 1 has already begun and is currently being implemented. The technical equipment had to be staffed on an interim basis at short notice after insolvency proceedings. For the further construction phases 2-5, an accelerated award procedure will be carried out for the award of the planning services LPH 5-9.
The course of construction work during ongoing operations must be taken into account and coordinated. The school complex consists of several components, due to the construction phases (A, B, C, administration, gymnasium). The buildings have partial basements and were built in 1 to 3 storey construction. The damaged elevated roofs will also be dismantled from a fire protection point of view and the former flat roofs will be reactivated as slightly sloping flat roofs, albeit with external drainage. The roofs are prepared for a PV system,
otherwise covered or extensively greened (according to load pattern structural design).
The framework schedule as of 27.06.2023 specifies the following time frame for the construction phases, including the consideration of the timed relocations within the school complex:
1st construction phase (V, D, E) 05 / 2022 - 03 / 2024
2nd construction phase (B, ext. B) 04 / 2024 - 02 / 2025
3rd construction phase (A) 03 / 2025 - 08 / 2025
4th construction phase (C) 09 / 2025 - 08 / 2026

The cost calculation according to DIN 276 for the KG300 for the renovation of sections A, B, C, V is € 5,555,301.02 net and for the renovation of the gymnasium € 1,845,227.90 net.
The cost calculation according to DIN 276 for KG 400 for the renovation of sections A, B, C, V is € 2,258,068.37 net and for the renovation of the gymnasium € 496,600.57 net.
The measure is funded by the government of Lower Franconia.
A two-stage negotiation procedure with a public participation competition and negotiation phase for planning services HOAI 2021 Technical Equipment Part 4 Section 2 §§ 53, 55 Work phases 5-9 for plant groups 1, 2, 3 and 8 will be carried out.
As a special service of LPH 5, the incorporation of the results of the structural design into the slot and breakthrough planning is commissioned.
As a special service of the LPH 8, the performance of performance measurements and functional tests is commissioned.
The client reserves the right to commission the service phases in stages. Initially, LPH 5 is to be commissioned for all construction phases. LPH 6 and 7 per construction phase as well as LPH 8 and 9 per construction phase can optionally be ordered per construction phase.
The client decides on further commissioning of the performance levels in the further planning process. No claims for the transfer of further performance levels or further services can be derived from phased commissioning.
With the entry into force of the new HOAI 2021 version on January 1, 2021, the obligation to minimum and maximum rates has been removed. The fee tables of HOAI 2021 show orientation values.
