The object of procurement is the planning of the extension for the listed Ernst-Abbe-Gymnasium in Eisenach. In addition to 12 classrooms, a multifunctional auditorium, a canteen and additional functional and sanitary facilities are to be created. The new building, including an elevator, must be built barrier-free, and barrier-free accessibility of all levels of the existing building is to be made possible. For the future entire complex, the rescue and fire protection conditions must be optimized, and climate neutrality is to be sought for the construction and operation of the new building.
The Ernst-Abbe-Gymnasium, which has so far been spread over two locations, is to be concentrated at the main location Wartburgallee 60 in Eisenach. The new additional building required for this purpose is intended to create 12 classrooms, a multifunctional auditorium, a canteen as well as supplementary functional and sanitary rooms. With a passenger elevator to be integrated into the new building, both the accessibility of the new building and barrier-free accessibility of all 3 levels of the existing building are to be made possible. The optimisation of escape routes and fire protection for the future overall complex as well as climate neutrality in the construction and operation of the new building are further objectives. High demands are placed on the planning in terms of functionality, design and cost-effectiveness.
The area circumference of the new building is approx. 2,260 m² net room area in accordance with DIN 277. A cost framework of approx. € 5.5 million (gross) is assumed, which was determined on the basis of a feasibility study in 2017 for cost groups 200-400 according to DIN 276 and updated on the basis of the current construction price indices. The current space program includes the following areas: Classrooms:approx. 750 m²; Other functional rooms: approx. 250 m²; Auditorium: approx. 200 m²; Canteen: approx. 170 m²; Sanitary facilities: approx. 70 m²; Storage/ancillary rooms approx. 50 m²; Technical areas: approx. 30 m²; Traffic areas: approx. 740 m².
The construction project is to be funded by the federal-state urban development subsidy. The completion of the extension is scheduled for August 2025, the settlement is to take place by the end of 2025.
Procurement initially includes the awarding and commissioning of planning services of performance level 1 for the object planning of buildings and interiors with the services of preliminary planning, design planning, approval planning (basic services of the service phases 2-4 according to the Fee Schedule for Architects and Engineers - HOAI, Part 3, Section 1). The optional service includes the services of performance levels 2 with the services of execution planning, preparation and implementation of the award (basic services of LP 5 – 7 HOAI) as well as performance level 3 with the services of object monitoring and object support (basic services of LP 8 and 9 HOAI). The fee zone IV according to HOAI was established as the fee zone.
