The client intends to build a new building for the curative education station in the Bayreuth district hospital with the aim of better patient-oriented operating conditions, organization and higher profitability. During the project implementation phase, the plans of the architect and the specialist planners must comply with the applicable user requirements and operating concepts, as well as the ongoing legal and economic framework and the further development of technology (in particular structural engineering, technical equipment, medical technology, IT, etc.) ) to adjust. The client is also dependent on the specifications of the Bavarian hospital requirement plan and other external influences. The KHG funding guidelines and other relevant funding regulations specify the framework to be observed in each case. The room program must be adapted to the current requirements. The work results of the architect and the specialist planner have to take these increased requirements into account. The required flexibility is part of the performance target of the architect and the specialist planner. The construction measures resulting from the planning must not impair the ongoing operation of the hospital. All functional areas must be able to be operated without restriction. The number of beds during the individual construction measures must correspond to the respective target number of beds. The quality of stay of the patients should not be reduced by building measures and temporary arrangements. Patient safety must be guaranteed under all circumstances.
Attention must be paid to an economical execution. The commissioning of the contractor must therefore be flexible overall with regard to:
- project goals and planning program,
- space program,
- Performance levels and performance content in the performance phases,
- Functional areas and planning scope,
- Planning and construction phases.
The project goals and specifications initially provided in the contract, the commissioning levels, functional areas and construction phases are provisional specifications that the client can adapt to the changed circumstances. The requirements are concretized in particular in the section-by-section retrieval of the services of the architect and the specialist planner.

- KG 400 Bauwerk - Technical facilities: EUR 2,127,971.00 (net).
Gradual assignment:
With the conclusion of the contract, the client instructs the contractor to provide service phases 3 and 4 HOAI. The client reserves the right to request further services if the planning and execution of the construction project is continued (Level 2: LPH 5-7 HOAI; Level 3: LPH 8 HOAI; Level 4: LPH 9 HOAI)
