Refurbishment and expansion of the south campus in Buxtehude - technical equipment acc. Section 55 HOAI

The Hanseatic city of Buxtehude intends to supplement the current school center south, consisting of 3 independent schools (Hauptschule Süd, Realschule Süd and Gymnasium Buxtehude Süd) with a new extension to the south campus. In addition, spatial restructuring is being carried out in the existing buildings of the grammar school. The existing sports hall is to be energetically refurbished and expanded by a fifth hall section.

The reason for this is the reintroduction of the Abitur after 13 years (G9). As a result of this, and as a result of the spatial separation of the 3 schools, there is an increased space requirement for general classrooms, specialist classrooms and jointly used facilities such as B. the library as a self-learning center. In a new building, these functions should be bundled in a central location, if possible.

The following services are advertised:

Work phases 1 to 9 technical equipment acc. Section 55 HOAI 2013 Annex groups 1 to 8 (in stages). There is no entitlement to access to all levels.

Content objective:

As a basic needs analysis, in addition to determining the space requirements based on the forecast of the number of pupils for all 3 types of school, an optimization of the spatial relationships was also worked out in a so-called "phase zero" together with the school authority and the users. Due to this unbundling of the shared premises of the 3 schools and also the reintroduction of the G9, it is necessary to remedy the current lack of space and to plan a future-proof, modern educational location. Synergy effects are to be used here, among other things by creating a new library as a self-learning center in the new building to be built.

Due to the enormous growth in recent years, 12 classrooms had to be erected as temporary modular buildings for the Buxtehude Süd school center in order to meet the current space requirements.

When carrying out the construction work, the smoothest possible school operation is an important goal.

Certification with a sustainability certificate is planned for this measure. A certification according to DGNB Gold Standard pursued.

new building:

The Hanseatic city of Buxtehude has developed a concept coordinated with the schools to meet the educational requirements as part of a so-called phase zero process. The result is a sustainable concept in terms of content and space at the interface between pedagogy and architecture. Phase zero was developed by the architectural office SchröderArchitekten Partnerschaft mbB, Bremen. The final report of phase zero will (at least partially) be made available to all bidders when the request for bids is sent.

Conversions in the existing stock:

Part of the additionally required space allocation can be made available in the existing buildings. When planning the property, which is also carried out by Schröder Architects, attention must be paid to the organizational optimization of the individual school types. The reorganization in the existing buildings is to be checked in addition to the new construction measure and accompanied by planning.

Extension of the sports hall by a 5th hall section:

In 2011, a feasibility study was carried out by a project planner to expand the sports hall by a fifth hall section. The school's requirements are already taken into account here.

- The size of the fifth hall part should correspond to that of the hall part 4;

- the equipment room should correspond to that of hall parts 1-3;

- All parts of the hall should be connected to one another by double-leaf doors;

- there should be additional barrier-free sanitary facilities.

Refurbishment of the sports hall:

With the expansion, renovation measures are planned for the existing hall.

- the entire hall (halls 1-3 and 4) will receive uniform LED lighting;

- light strips for optimized natural lighting are to be added;

- A heat supply concept is to be drawn up for the entire hall.

Since there is currently no draft plan with a cost estimate for the measure, no target-oriented information can be given about the amount of the construction cost framework.

The following areas must be planned over:

- approx. 6,000 sqm GFA of new construction;

- approx. 2 700 sqm NRF area to be renovated;

- The sports hall was not taken into account with the new building / renovation.

Completion is scheduled for summer 2023.

Representatives of the school management and, if necessary, other representatives from the official context as well as representatives of the SchröderArchitekten office are included in the evaluation of the offer in an advisory capacity.
