PROJECT MANAGEMENT FOR THE REALIZATION OF A REAL ESTATE COMPLEX FOR STUDENT RESIDENCES AND YOUNG WORKERS WITH SERVICES LOCATED RN 98 IN THE MUNICIPALITY OF VALETTE DU VAR
The present notice relates to a project management contract for the realization of the operation whose main elements of the program are defined below:The program is located in the heart of a mixed urban area grouping commercial and tertiary activities and a residential sector marked by housing type large collectives. The district benefits from many shops around, the proximity of the shopping centers Avenue 83 and Grand Var and the University. The project site is marked by the presence of the RN98 at the northern limit, the only service road to the land. It is also close to the Avenue de l'Université, served by public transport.The project is developed on a land allowance of approximately 3683 m², grouping the cadastral plots AR12 and 13 (see cadastral map in annex) .The AR 12 plot is a built plot, with a capacity of 2478 m², on which is built a house individual in R+1 of 240m² with two annexes of 35 and 40 m².The plot AR 13 is a built plot, with a capacity of 1205 m², on which is built a detached house in R+1 of 80m² with an annex of 30 m².The program relates to: - The possible removal of asbestos, - The possible depollution, - The demolition of existing buildings, - The realization of about 403 new dwellings in R+11 maximum (PLU zone UfB) distributed as follows:ï§ A student residence of 200 housing units in free access, representing at least 4200m² SHAB, 1 T3 caretaker's accommodation of about 65m² SDP and 400m² SHAB of common areas (dressing room, laundry room, gym, office, relaxation room, cafeteria, coworking, storage, cleaning room, etc ). ï§ A student residence of 80 social rental housing (PLS), representing at least 1600m² SHAB, 1 T2 caretaker's accommodation of approximately 40m² SHAB and 250 m² SHAB of common areas (dressing room, laundry room, gym, office, relaxation room, cafeteria, coworking, storage, cleaning room, etc.). ï§ A residence of 120 young social workers housing (PLAI/PLUS), representing at least 2600m² SHAB + 1 T2 caretaker's accommodation of about 38 m² SHAB and 290 m² SHAB of common areas (dressing room, laundry room, gym, office, relaxation room, cafeteria, coworking, storage, cleaning room, etc.) .- The realization of parking in accordance with the PLU zone UfB (0.5 places per accommodation unit for student residences), either a total of 202 places.- The realization of the VRD, green spaces and the development of the approaches. The amount of the provisional envelope set by the client for the works is 17 550 000 euros HT.The missions entrusted to the holder are as follows: - the sketch (ESQ) (for a new building work) - the preliminary design studies summary (APS) - the final preliminary design studies (APD) - project studies (PRO) - assistance in the award of works contracts (ACT) - visa (VISA) of studies fully carried out by the incumbent company (or companies) - the management of the execution of the works contract (s) (DET) - assistance during reception operations and during the Perfect completion guarantee period (AOR) .- Scheduling, coordination and site management (OPC) .- Regulatory thermal study- CDPGF with quantitative and estimated for an allotted works contract (within the framework of the optional tranche) It is provided for a firm tranche and an optional tranche defined below: Firm tranche: Realization of Basic Missions (ESQ, APS, APD, PRO, ACT, VISA, DET, AOR) and Complementary Missions (OPC, Regulatory Thermal Study) Optional tranche: Realization of the Global and Fixed Price Decomposition Framework (CDPGF) with Quantitative and Estimated.
