As one of two comprehensive schools in Schwerte, the Theodor Fleitmann Comprehensive School needs more classroom space based on the results of the school development plan. On the one hand, there is an additional need for space
through the formation of an upper school since the 2021/2022 school year and, on the other hand, through the beginning of the 5-speed school (full operation from the 2024/2025 school year).
In the run-up to the planning, a feasibility study and the so-called work phase 0 were carried out. As a result of the feasibility study and after a resolution was passed by the Schwerte City Council, a new building was to be built at the existing location.
The total space required for the new construction project is approx. 13,600 sqm GFA plus the 1-field sports hall with 700 sqm GFA.
The implementation takes place during the ongoing operation of the school. The planning and construction process should be adapted to the property conditions, taking into account the necessary interim measures. The planning should therefore also be feasible as a modular construction method if possible.
Funding according to KfW 499 is being sought for the project.
Currently, the project is expected to take about 60 months for planning and construction.
Total costs (KG 200 - 800) of approx. 63 million euros (gross) including demolition and interim measures are planned for the measure. Of this, the cost groups 300 - 400 account for approx. 44 million euros (gross).
The profitability in terms of investment and follow-up costs plays an important role.
The roofs are to be provided as flat roofs with extensive greening and photovoltaics in order to compensate for the climate-relevant interventions required by the new building.
It is planned to implement the project as a BIM project throughout.
The order includes freelance planning services.
The following services are to be awarded:
- buildings and interiors (service phases 1 - 9 according to HOAI § 34 in accordance with Appendix 10);
- outdoor installations (service phases 1 - 9 according to HOAI § 39 in conjunction with Annex 11);
- structural engineering (service phases 1 - 6 according to HOAI § 51 in conjunction with appendix 14, including constructive fire protection);
- Technical equipment (service phases 1 - 9 according to HOAI § 55 in conjunction with Annex 15, plant groups 1 - 8, including specialist room planning, kitchen planning and stage technology);
- HOAI thermal building physics;
- sound insulation in accordance with HOAI;
- HOAI room acoustics;
- Fire protection according to AHO;
- Barrierefreikonzept
- SIGEKO
- Engineering structures (optional)
- Structural design for engineering structures (optional)
The dismantling planning for the existing building as well as the planning of the interim solutions is part of the tendered services.
The required services are based on the HOAI service profiles. The client reserves the right to contract in stages and, if necessary, in sections.
The client reserves the right to have the measure implemented as a modular construction (joint procurement with functional service description). The service phases of basic services are then reduced accordingly.
