Description:
Extension Hans-Küng-Gemeinschaftsschule, Tübingen - VgV Fachplanung TGA according to §§ 53, 55 HOAI ALG 4+5, optional 6 (ELT), LPH 1-8, optional 9

The university town of Tübingen intends to realize an extension for rooms of the upper school and a canteen for the Hans-Küng-Gemeinschaftsschule.

For this purpose, an architectural competition was launched, which is currently still being worked on.

For the services of the specialist planning TGA according to §§ 53, 55 HOAI ALG 4 + 5 and optionally 6 (electrical), LPH 1-8, optional 9, a suitable engineering office is sought.

The assignment should take place in stages.

The technical planning TGA (HLS) is the subject of a separate contract notice.

The university town of Tübingen intends to realize an extension for rooms of the upper school and a canteen for the Hans-Küng-Gemeinschaftsschule. The canteen is to be available for the existing 3-speed community school and the primary school downtown (Silcherschule) and be multifunctional for the quarter. For this purpose, a new building is to be planned on Westbahnhofstraße west of the Hermann-Hepper-Halle. The existing small playing field is to be redesigned in an appropriate size on the competition property.

The Hans-Küng-Gemeinschaftsschule is one of three community schools run by the city that is designed as inclusive all-day schools.

The portfolio consists of three building sections connected on the ground floor as well as the adjacent Hermann-Hepper-Halle.

When redesigning the extension, the connection to the existing building stock as well as the pedagogical and organizational requirements should be taken into account accordingly.

An important role is also played by the formulation of the entrance situation and the appropriate address formation on Westbahnhofstraße.

The project is being developed within the framework of the Weststadt Future Plan, which provides for a new development of the Weststadt and defines goals for the area, taking into account the overall urban context.

The canteen in the newly planned extension building is to be shared by the Silcherschule. This has been run as part of the primary school downtown since 2010/11 as an all-day school with an open concept and is currently attended by about 180 children in grades 1 to 4, and there is also an international preparatory class. Due to the very cramped downtown location, no independent canteen can be set up at the Silcherschule itself.

On the basis of a feasibility study, the municipal council of the city of Tübingen was informed in January 2022 of costs of € 5,170,000 gross (KG 300-400) for the new building.

These costs originate from a rough cost estimate based on costs of comparable projects (as of III/2021) and assumed characteristic values of 1,875m2 GFA and 8,625 m3 BRI.

When concluding the contract with the architects, a common cost target is set.

Areas planned new building: approx. 1285m² NUF, of which Mensa GMS + OS approx. 218m² plus kitchen 70m², Mensa primary school approx. 112m².

Scheduled timing:

Submission of building application in the 2nd quarter of 2023, completion 09/2025 binding.

Additional specialist planning for building services:

Light:

In addition to a good visual connection to the outside, an appropriate opening proportion of the façades ensures high daylight availability. However, too much opening can also lead to overheating of the rooms in the summer months. Therefore, depending on the proportion of window area and its orientation, care must be taken to ensure functional sun protection.

Indoor climate:

In addition, special emphasis is placed on the expected interior quality. This includes, in particular, good indoor air quality, which is to be ensured by a controlled ventilation system. In addition, the window ventilation should be taken into account in the ventilation concept. By means of obvious passive measures (construction, storage capacity of the components, orientation, coordinated window area proportion), the indoor climate must already be further optimized in the preliminary planning.

Acoustics:

Adequate acoustic measures are an important functional aspect in the school, they are of particular importance in all functional areas – especially in the canteen. In principle, compliance with the increased minimum values, e.g. for reverberation times, is required.

Lebenszykluskosten:

Through structural and technical measures, an optimized ratio of investment costs to usage costs is to be striven for. The design concept shall take into account the production, operating and maintenance costs by:

- the appropriateness of the structural measures (especially space efficiency, building shape, supporting structure, façade, etc.)

- low energy costs due to reduced energy demand and optimized energy demand coverage

- easy to clean and maintain the façade

- the avoidance of maintenance-intensive building technology.

Energy demand / energy guideline:

The objectives and planning specifications formulated in the Energy Guideline are binding and must be taken into account during planning.

Energy demand coverage:

The new building is to be connected to the existing supply (heating, electricity, water / sewage). The existing buildings are supplied by district heating.

Roof and, if necessary, façade surfaces must be covered with PV systems at most.

Sustainability:

The building is to be planned and constructed as CO2-neutral as possible as a priority as a timber/timber hybrid construction. Material-appropriate and economical planning is required.

The new roof surfaces are to be designed as green roofs as far as possible for retention. The combination with photovoltaic systems on these areas is expressly desired.

In order to achieve the climate targets, the organiser would like to see a conscious use of resources in the manufacture, construction and operation of the building. With the construction, the components and the useful life of the building materials, the CO2 emissions of the building are to be sustainably reduced. The CO2 footprint must be kept as low as possible both during construction and operation of the building. The materials/building materials used, recyclability, dismantling possibilities and reusability must be checked in the course of the design. Statements on the energy concept, the carbon footprint and the life cycle costs must also be made.

,

The sustainability criteria according to NBBW must be taken into account in further planning.

,

For the services of the specialist planning TGA according to §§ 53, 55 HOAI ALG 4 + 5 and optionally 6 (electrical), LPH 1-8, optional 9, a suitable engineering office is sought.

The assignment is to be carried out in stages. In the first stage, the work phases 1-4 are commissioned. There is no legal claim to the further commissioning of the respective subsequent service level, as well as the client reserves the right to provide individual services within a service level itself or by third parties.

The technical planning TGA (HLS) is the subject of a separate contract notice.
