The current complex consists of 5 building sections, a separate gym and a caretaker's house. Renovation phase 1 took place in 2015/2016, namely the central hall and parts of building part 5. The present tender concerns phase 2.

The purpose of this tender is to award the construction team phase, followed by the renovation and new construction phase 2 of Noordikslaan in its entirety to 1 party. The assignment has not been further broken down into plots. In this way the contracting authority seeks to limit coordination risks, reduce failure costs and achieve qualitative added value.

Phase 2 comprises the following main points:

- asbestos remediation,

- the demolition of building parts 3 and 4, the gym and the caretaker's house (approx. 3,200 m 2 gfa),

- the replacement of the new gym on the site (approx. 1 365 m 2 gfa),

- the renovation of building part 2 (approx. 1 580 m 2 gfa),

- installing a facade at the location of the demolition line for building parts 3 and 4,

- demolition of the stairwell in building part 1 and installing a floor construction,

- restyling of the other building parts 1 and 5,

- post-insulation of roofs plus replacement of roofing material,

- replacement of facade panels of building parts 1, 2 and 5,

- realization of a new building management system (GBS),

- installing a new climate system including heat generation,

- redesign of the site (site work),

- permanent establishment (supply and assembly),

- realization staff office,

- all necessary permits that are required for the execution of the work (including the report on asbestos remediation and demolition).

The management deliveries from the client are:

- solid project design from STEAM, being the IT lab, EXO lab and FAB lab rooms,

- solid project design of gyms,

Consideration:

- fresh schools,

- PV panels.
