Project description:
The Sterntaler School in Dietzenbach is a three-speed primary school and needs to be converted/expanded to 4-movement due to increasing number of pupils (demand for a total of 400 children). As part of this expansion, a supervising place is also to be created for 85% of students. For this reason, rooms for a canteen need to be expanded, among other things, to expand the food supply, the existing care building is to be expanded and the kitchen expanded. Kitchen compartment planning is assigned separately. A demolition and a complete new building of the canteen is excluded.
Gem. Space program will be accommodated in the future, 2 trains in the new building and 2 trains. In addition to the enhancements, the stock is therefore also adapted to the current requirements. For this reason, group rooms are to be created in house 1 in addition to the existing classrooms.
One aim of the measure is to optimally think and interconnect the functions of school, care and all-day together and to take modern pedagogical concepts into account.
The AG sees some constraints in this absolutely necessary expansion measure, as the property has limited expansion options, interim buildings have to be accommodated on the property (zoning of open spaces, sufficient parking spaces and schoolyard areas during the construction phase) and also an address formation of the school from Rodgaustraße.
Internal voting has already shown that the school can use areas of the adjacent Ernst Reuter School.
There is currently a school container system (4 classrooms) on the school property, which needs to be replaced in a timely manner. In the course of the overall planning, the contractor must take the interim measure into consideration here.
The AG assumes that the extension (at least) will take place in 2 construction phases. As part of preliminary planning, it is also desirable to check possible variants (e.g. building body positions, construction stages and location of functional areas) while considering the framework conditions and objectives.
The AG has already thought about prefabrication here and can imagine this to reduce construction times.
Scope:
Project management services in accordance with AHO publication series no. 9 (areas of action A-E and project stages 1-5) plus the special service (setting up and providing a project space for the project period for the organization and structuring data exchange, project documentation and possibly communication).
Project schedule:
An office is searched for which can start processing immediately after commissioning.
Expected start of planning December 2021
Planning Lph. 1-4: by the end of 2022
Start of construction: until the end of 2023
Completion (design dependent) mid-2025 (BA1), end of 2026 (BA2)
Project costs:
According to current status, the estimated construction costs are approximately EUR 8.2 million net (KG 300+400). The school and sports hall are considered a building here. The gross total costs (excluding interim) of the KG 200-700 are around EUR 17.5 million, including risk retention.
The Group attaches great importance to sustainability. Later management costs are always the focus of planning. The aim is to use renewable energies and achieve a KfW 55 standard of extension construction.
A phased commissioning is envisaged. The AG first assends project stage 1 of the respective areas of activity. The AG also reserves the right to award only partial services.
Further stages are called up successively according to project progress. If the AG decides that the project is completed after a project stage has been completed, no further retrieval takes place. The contractor is not entitled to call up further project stages.
