The present mission of project author consists of all acts and services for the realization of the real estate project, except those that relate to the work of the book themselves.

She understands:

- a complete architectural mission, including stability studies, special techniques (HVAC, electrical, plumbing and sanitary) and acoustics,

- a coordination mission in the field of safety and health, relating to the well-being of workers during the execution of their work, both during the project development phase of the work and during its implementation,

- a mission of PEB adviser,

- a PEB certifier mission,

- a study mission relating to the fixing of the share of the common parts pertaining to each private portion of a co-ownership of buildings built, in accordance with the civil code,

- a mission relating to the participation of the candidates / future occupants for the project design as well as to ensure the good management and maintenance by the future users of the property and the planned techniques,

- a mission to monitor consumption for at least two years following the occupation of the premises,

- an assistance mission in terms of setting up maintenance and maintenance services,

- assistance and advice mission to obtain bonuses for the construction and / or renovation of the Brussels-Capital Region and / or additional municipal bonuses, Brussels Environment "energy" bonuses, as well as other benefits related to the construction or purchase of a property. This assistance mission includes specific measures related to the specific status of future purchasers (eg their PRM status). For this purpose, the project author inquires about the available bonuses, their terms and the requirements related to each bonus; it produces the documents required by these different procedures.
