Project management services according to AHO No. 9, Status: March 2020
The client intends to build the fire station building of Fire Station II on the property at Welsbachstraße 2 in 23560 Lübeck by means of a significantly larger new building with different forms of use (integrated cooperative control center, assembly, situation and
Meeting rooms, fire and rescue service, canteen, office workrooms, rest rooms, sports room, workshops, vehicle halls, technical rooms, etc.) and parking spaces for cars/bicycles in the outdoor area. The cooperative control centre shall:
are operated by the fire brigade and police. In order to be able to represent the space requirements of the new building on the 12,617m² plot (parcel 179/93), the property at Welsbachstraße 2 is to be expanded by an unused neighbouring and urban plot (parcel 179/60) by an additional 4,330m² to a total of approx. 17,000m². The realization of the project is carried out in several service phases by various other contractors. The services of these contractors will overlap in space and time. According to the current state of planning, it is planned to include a general planner (specialist planning for building construction, TGA, structural engineering, preventive fire protection and outdoor space planning), other specialist planners or experts such as building physics and BNB consultants (assessment system for sustainable building), building and room acoustics, SiGeKo, subsoil investigations, traffic facility planning, construction and land surveying, environmental impact study and species protection reports as well as other specialist disciplines (e.g. Control Center Planner). Optionally, the realization of the entire project by a (partial) general contractor can also be considered.
For the implementation of the measure, project management services are to be awarded within the framework of this award procedure in accordance with AHO No. 9, as of March 2020 with project stages 1-5 and areas of action A-E.
According to the budget for cost groups 200 to 700, the estimated construction costs are € 59,278,923 net.
For this purpose, offices are invited to participate in the competition, which cover the performance profile project management according to issue no. 9, as of March 2020 and have implemented similar measures in the past.
The assignment will take place in stages.
The client reserves the right to award only a part of the basic services from the aforementioned service profiles.
The following procedure is carried out:
In phase 1, potential applicants are invited to submit their requests to participate with the required proofs.
In phase 2, the requests to participate will be checked and the number of admitted applicants will be limited.
Phase 2 applicants will be invited to negotiate separately.
