Services of outdoor installation planning according to §§ 39 ff. HOAI 2013; Lph 2-4, optional Lph 5, phased assignment:
Creation of the outdoor facilities for the new construction of a residential complex with 2 buildings "southern Oberwiesenfeld 2nd BA" with about 300 apartments, 1 Kita, an underground car park and a public park on the Schwere Reiter Straße in Munich for Stadibau GmbH.
In 2010, the urban development competition for the establishment of the Olympic Village, as well as the Media Village, hosted by the LH Munich and the State of Bavaria, took place.
For the area northwest of the heavy rider road and northeast of the Emma-your-street in the Munich district Neuhausen-Nymphenburg is currently the existing development plan (development plan with green area no. 2053a) changed. There is to be a modern and green residential district with about 680 public servants apartments, which connects the city with the northern Olympic Park.
The subject of the contract is the free-space planning (Lph 2-5) for the northern part of the B-Plan area including the public parks. The residential development (buildings 3 and 4) includes 2 building blocks with approx. 300 residential units, an integrated day-care center as well as an underground car park at the Schwere-Reiter-Straße. The land area for the residential development is approximately 13,100 m
A horticultural atmosphere is to be created by division into private, semi-public and public green areas. Between the buildings generous green courtyards with a high quality of stay are to be formed, which allow visual relationships to the park.
The residential buildings are to be enclosed on the ground floor with garden terraces and pitch green, which separate the apartments on the ground floor from public space and provide the residents with private greenery.
The semi-public courtyards should provide residents with recreational facilities and play areas. In order to enable trees to be planted above the underlying underground car park, a hilly landscape is to be worked out. It should be planted native tree species.
In each courtyard, the houses are to be accessed through a paved path.
The space east of the development area and the road is designed as a public promenade and creates a south-north connection between the city and the Olympic Park.
The public park and housing complex are seen as two sub-construction sections. The task, the scheduling and the technical implementation including decontamination are different here.
