The structure is built in reinforced concrete. The roof areas were renovated in 2020 - 2022. In the course of this, the enclosures for ventilation and plumbing to the top floor were renewed and thus prepared for the planned string renovation. The renovation of the stairwell window bands is scheduled to begin in 2023. The new window frames are made of aluminium window profiles. The window sealing is carried out in accordance with the RAL installation guidelines. Once the windows have been installed, new, asbestos-free fibre cement panels will be installed in the connection areas to the stairwell window hinges on the existing UK. It was assumed that the future insulation will be up to 16 cm thick. A more in-depth consideration takes place in the building physics view.
In recent years, pollutant samples have been carried out again and again and various polluted components have been identified. The in-depth inventory is intended to check and supplement the existing data on site and to record the technical substance. It can be assumed that the building materials used in the construction are contaminated with harmful and hazardous substances. Since 2019, 110 apartments have been rehabilitated and the pollutant remediation of the vacant apartments will be successively continued until the construction project. The remaining number of unrenovated apartments (empty and rented) at the beginning of the construction project will be renovated in the course of the overall project.

STADT UND LAND intends to award all planning services of LPH 1 to 9 to a general planner. Possible measures are evaluated and decided in a restructuring recommendation. These include, for example, the outer shell, apartments, cellars and stairwells. Particular attention will be paid to the detection of pollutants, the disposal concept and waste management.
The tendering of the construction work is carried out in a trade-oriented individual award on the basis of a service description with a bill of quantities on a unit price basis. As part of its planning, the contractor must take into account in particular the presence of hazardous substances and pollutants, potentially hazardous and non-hazardous waste. The pollutants present in the building must be dismantled and disposed of during the renovation in accordance with the applicable legal requirements (working procedures) (KrWG, AVV, NachweisVO, GewAbfVO, etc.). The involvement of SIGEKOS in the planning phase from LPH 3 onwards is required.
