Invitation to tender for the project design of a residential apartment block company and a garage to be built in the Talinranta area of Helsinki's Munkkiniemi district, including an option for the overall data modeling of the project. Upon fulfillment of the terms and conditions of the option, the tenderer's duties include main, architectural, yard, structural, acoustical, fire, HVAC and electrical design with data modeling in accordance with this invitation to tender.
The design entity includes the following company to be established:
- Plot 30145/6, Asunto Oy Helsingin Muusanpolku, RS property for sale on Hitas terms.
The procurement is tendered as a whole to achieve a low cost level.
The contract begins with the signing of the contract and is valid until the contractual obligations have been performed to the satisfaction of the developer.
The purpose is to apply for the Hitas-owned housing project in question, a block of architects owned by the City of Helsinki, who will assemble a design team to carry out the overall design of the property in co-operation with Housing Production. The architect acts as the main designer of the site. With regard to architectural design, the design team must appoint a chief designer, project architect, landscape architect, data model coordinator. In the case of special planning, a designer responsible for each area of design shall be designated, who shall be responsible for the whole of the special area and for ensuring that the plans meet their requirements. In addition, a project designer must be appointed for each specialty design area.
Step 1. Project Design:
The tenderer is responsible for drawing up a project plan for residential buildings and a parking facility within the boundaries set by the town plan and the cost limits required by the Hitas team. If necessary, several alternative solutions must be explored. Project plans with space programs must be drawn up in accordance with the client's efficiency goals. Target price calculations are made by the developer. Once the project plan has been approved, the contracting entity may outsource the overall design of the project, which the tenderer is obliged to carry out upon receipt of the order.
Step 2. Optional Design:
The tenderer is responsible for designing the parking garage within the boundaries set by the town plan and the residential buildings within the cost limits required by the Hitas team. During the building design phase, the object must be designed so that the estimated construction costs under the building component estimate are below the target price calculated on the basis of the reference plan. Costing is done by Housing. The design work will be carried out on a data modeling basis in accordance with the General Data Model Requirements 2012 (YTV2012) and specified in the Annexes to this invitation to tender.
