The subject of this contract is the services of building physics for the conversion/renovation and expansion of the primary school Unsernherrn. The services will be awarded in two lots: Lot 1 - Thermal insulation and energy balancing and Lot 2 - Building and room acoustics. Bids can be submitted for one or both lots.

Lot 1 - Thermal insulation and energy balancing:
The service phases 1-8 (basic determination up to participation in property monitoring and documentation) including preparation of the energy performance certificate in accordance with the enclosed HAV-KOM contract for thermal insulation and energy balancing, specified in the additional contractual provisions (ZVB heat) will be awarded.
In addition, the following special services are commissioned: 1. Inventory of existing buildings, 2. Damage analysis of existing buildings as well as 3. Participation in the inspection of the building envelope during execution for compliance with the specified requirements, documentation of the identified defects (2 on-site visits are planned for this purpose).

Participation in the inspection of the building envelope during execution for compliance with the specified requirements, documentation of the identified defects (2 on-site visits are planned for this purpose).

In the south of Ingolstadt - in Unsernherrn - the city of Ingolstadt intends to expand the existing primary school due to the growing number of pupils and the planned displacement of the sprengel and to rebuild and renovate it in this context.

The primary school Unsernherrn consists of several buildings. The historic listed old building (building part A), the new building (building part C), from 1967/68, the multi-purpose gymnasium (building part B) from 1979 and various extensions from different years. The existing buildings are reaching their spatial limits with the schooling of currently 6 classes. The expansion is necessary for the expansion or establishment of a tied all-day offer as well as the schooling of additional classes.

Due to the renovation, conversion and expansion of the Unsernherrn primary school, 10 classes are to be taught at the school location in the future. In addition, areas are to be created for cooperative all-day education.

The school room program results in a space requirement of approx. 2297 m² HNF based on the space program, which results in a total expansion to the current stock of approx. 1561 m² HNF. Among other things, areas are to be implemented in the teaching, personnel, administrative, work-related area/lounge area as well as a central kitchen and dining area. The kitchen and dining area is for approx. 159 meal participants.

In addition, the spatial program for the cooperative all-day education as an extension of approx. 544 m² HNF on the basis of the enclosed total room program must be taken into account and implemented in the planning. Among other things, rooms such as themed workshops, media rooms, multifunctional multi-purpose areas for playing, romping and relaxing are to be accommodated in the extension.

In order to be able to ensure sustainable schooling at the Unsernherrn primary school in the long term, taking into account the new space use concept, a restructuring as well as a structural adaptation or dismantling of the existing building Building Part C is required. Energy-energetic, building and fire protection renovation measures are to be carried out on the existing building, Building Part A. On the other hand, the gymnasium building part B is not part of the contract. The Raiffeisen building in the northern area is expected to be dismantled.
