The project consists of the construction of 24 3-bedroom houses of at least 130m² gross living space, with 2 or 3 facades. The project is part of a larger masterplan called “Cours Vertes” containing +/-7,500.00 m² of shops, 70 housing developed above the shops and 24 houses, which are intended for the APIBW and are the subject of this contract. The project must respect the implementation of the masterplan. The houses will be built partially above a large underground car park that is located under the masterplan. The construction of the underground car park is not part of this project but will be a constraint to be taken into consideration in the development of the project. The designated project author will be asked to work closely with the project authors (POLO Architects), in charge of the underground car park and the masterplan. The author of this project will have to take into account the (important) structural and technical constraints related to building partially above a car park designed by another architectural office. The houses will have a private garden, a storage room or shed large enough to store bicycles, trash cans and mowers among others. Public access roads/lanes are also included in the mission.
These houses will be sold according to the APIBW principle, i.e. approximately one third sold in category A, one third in category B and the last third in category C. Information can be found on the website www.apibw.be.
