In a first stage, the contractor is commissioned with the necessary services of the work phases 1-4 of the structural design (basic determination, preliminary planning, design and approval planning). The client then intends to commission the contractor in a second stage with the services of execution planning and preparation of the award (service phases 5 and 6).
The client intends to completely renovate a multi-storey building on its own property at Nikolaus-von-Halem-Straße 26-32 in Brandenburg an der Havel. The planned construction project is a block built around 1960 in 0.8 MP design with gable roof formation, full basement, which was partially modernized in 1997/1998. The residential building consists of 4 staircases.
In addition to changes to the floor plan, balconies are also to be built with the renovation. The residential complex is also to be accessed with an internal elevator. The façade is to be provided with thermal insulation in accordance with ENEV. An insulation of the basement ceilings should also be carried out.
The construction project is to be financed with subsidies from the ILB of the State of Brandenburg as part of the social housing subsidy. The basis is the ILB funding programme for the generation-appropriate and barrier-free adaptation of rental residential buildings through modernisation and repair and the new rental apartment building of 17.03.2022.

The construction cost ceiling for KGR 300 and 400 is a total of EUR 1,378.14 (net) per m² of living space according to WoFIV.
