Construction of a new community centre in Kolari. The community centre will have facilities for early childhood education, basic education and upper secondary school, as well as a sports hall with additional facilities. The size of the new building is 6604 m2. The project also includes the implementation of yard areas. The contract form is a fixed-price total contract. The contractor submitting the tender (building contractor) acts as the main contractor of the object and the main contractor in accordance with the legislation. The contractor is responsible for the implementation of the site in accordance with the plans drawn up by the client and is responsible for the overall coordination related to the implementation.
The acquisition comprises a community centre building with yard areas to be implemented as a total contract for the village of Kolari in accordance with the contract calculation and plan documents. The new building will be built on the same plot as the current school building and the central kitchen building. The current school building will remain in use until the completion of the new building.
The total contract comprises all the work and activities necessary for the implementation of the site. The total contract covers the construction of a new multipurpose building building in a ready-to-use condition, including yard and area work and documented furniture and equipment, as well as the structures and connections needed to connect to its surrounding areas. The more detailed scope of the project is described in the plan documents prepared by the client and in other tendering documents.
The yard work included in the overall contract will be carried out in stages so that the yard and area work in the area of the school building to be demolished will be fully completed after the demolition contract has been completed. The yard work carried out in connection with the construction of the new building must also be phased in such a way as to enable the unobstructed, undisturbed and safe operation of the central kitchen and the current school building, and to secure rescue and maintenance routes for the buildings in use (central kitchen and the current school building). The contract area and the preliminary phasing of yard work are presented in a separate contract area drawing.
According to the target schedule, it is possible to start the construction of the site on 5.6.2023. The site must be completed so that the interior work is completed and can be received by 28.2.2025 and the yard work by 31.7.2025. School work in the new building will start in August 2025. Most of the yard work in the area of the school building to be demolished must be completed by 3.10.2025. If necessary, the planting and surface structures can be postponed to be carried out in the summer of 2026, however, so that the work can be carried out. The work will be completed and available no later than 31.7.2026.
The demolition of an existing school building is a separate purchase by the client. The demolition contract will be carried out in summer 2025.
