Technical facility management services in the 13 nursing homes of the Münchenstift GmbH.
The subject of the procurement are technical facility management services for the old people's and nursing homes of Münchenstift GmbH (contractual objects). There are 13 contract objects with around 3,000 residents and around 1,900 employees. The old people's and nursing homes are spread across the entire urban area of Munich.
The services of the technical building management include the operational management (operation and inspection, tests, etc.) and the maintenance of the building services systems as well as all the necessary aids.
Maintenance includes, among other things, value-preserving activities (maintenance) and corrective measures (repairs).
Furthermore, the contractor has to take overarching measures (e.g. object management for all contractual objects, service and call center, on-call service).
The contractor must take all technical and administrative measures to keep the systems in a functional condition at all times and to ensure the operational availability of the systems.
The operator and traffic safety obligations for all contractual objects supervised by the contractor in the context of technical facility management are transferred to the contractor in accordance with the specifications in the contract documents.
The contractor has to create, update and maintain an operator concept for the provision of services.
The contractor may only subcontract the following parts of the contract to third parties:
- Services relating to the so-called "Prio A systems" (in terms of No. 0.9 of the description of services). Priority A systems are fire alarm systems, gas warning systems, nurse call, building management systems, water and electricity systems, elevator systems,
- Services on medical technology systems such as B. lifting bathtubs, bedpan washers,
- Maintenance of systems, the services of which are provided by third parties commissioned by the AG at the time of the start of regular operation and which are provided to the AN; see in detail no. 8.2.3 of the service description,
- SV exams.
All other parts of the order must be carried out by the contractor himself. Subcontracting is therefore not permitted for these parts of the contract. The background to this is that these parts of the order are so-called "critical tasks" i. S. v. Section 47 (5) VgV acts.
