The Albert Schweitzer School in Neu-Isenburg is a 3-class primary school, which is to be expanded into a 4-class all-day primary school with childcare facilities and a canteen.

Building physics services according to HOAI Annex 1.2 in the areas of thermal insulation/energy balancing, building acoustics and room acoustics.
Project description:
The Albert Schweitzer School (ASS) is a 3-speed primary school with a 1-field sports hall - a total of almost 4,000 m² GFA on a school property of almost 12,000 m². It is now to be extended by a 4th platoon. In addition to additional classrooms, the lunch supply and care are also to be adapted to current requirements.
An existing feasibility study examined whether the existing buildings should be converted, modernized and supplemented by an extension or whether the school had to be demolished and completely rebuilt. It is now assumed - as the subject of this tender - a complete new construction of the school and sports hall.
During the construction period, the school will be completely outsourced. The interim measures are not the subject of the contract.
In order to optimize the construction process, a construction method with high prefabrication is considered as a general contractor award. A decision on this will be made during the planning process. We reserve the right to reduce the number of planning services to be commissioned when awarding general contractors.
The aim is to achieve sustainable construction. A sustainability certification - probably according to BNB - is planned.
The entire project is to be handled as a digital construction process in BIM.
The day care of the school is co-financed by the city of Neu-Isenburg. The costs must therefore always be shown separately.
At present, the awarding of the property planning services (buildings and open spaces) is underway in parallel. The resulting planning idea is sent to the selected bidders with the invitation to tender.

Gradual commissioning is planned. The individual project levels are called up successively as the project progresses. If the client decides that the project will be ended after the completion of a project stage, there will be no further call. The contractor is not entitled to call up further project levels.

Project period:
Processing should start immediately after commissioning. The planning phase is expected to be completed by the end of 2025. The construction phase is scheduled to start in 2026.

Project costs:
Approximately € 12 million net (KG 300+400) is estimated for the new school building, of which approx. € 9.0 million net is attributable to KG 300. For the construction of the new sports hall, approx. € 2.0 million net KG 300+400 are calculated, approx. € 1.5 million net is attributable to KG 300.
